Why Pacific Palisades Homes Take On Water
Pacific Palisades homes take on water in three local ways: through damage the fire left in houses that stood, through new construction that hasn’t been tested by a wet winter, and from runoff on the bluffs and slopes.
Homes That Stood Inside the Burn Area
Homes that stood inside the Palisades Fire area can still carry smoke residue, ash and hidden water damage. The fire started on January 7, 2025, destroyed thousands of homes and other buildings, and was fully contained on January 31. A house that survived may have wet insulation, ash in the attic, and flashing weakened by heat. LA County Public Health advised residents to consider professional cleaners when soot, smoke residue or odors are significant. We clean and dry the house, check the roof and walls for new entry points, and look for mold where things stayed wet.
New Homes Going Up After the Fire
New homes in the Palisades rebuild tend to leak first at the joints between new windows, doors, decks and walls. Its first heavy storm is the first real test of the building envelope. Water testing before the finishes close in shows whether a joint holds while it’s still easy to fix. Pacific Palisades is part of the City of Los Angeles, so rebuild and repair permits come from the Los Angeles Department of Building and Safety (LADBS).
Bluffs, Slopes and Canyon Runoff
Houses on the Palisades bluffs and slopes need water kept away from their foundations, because here water can do more than stain a wall. The Tramonto and Castellammare landslides near Pacific Coast Highway have moved slowly since 1932, and Caltrans says that water has a significant influence on the Tramonto Slide. Slopes that burned in 2025 also shed more water and mud when it rains. We trace runoff to where it reaches the house, repair the entry point and waterproof the foundation and lower walls. If the ground itself is moving, that’s a question for a geotechnical engineer.
Burn-area houses and rebuild joints hide leaks. We trace yours to the entry point.

Pacific Palisades FAQs
My Pacific Palisades home survived the fire. Why does it still smell like smoke?
Smoke odor usually means residue is still in materials that absorb it, such as attic insulation, drywall, carpet and the air system. Wiping surfaces often isn’t enough once smoke has settled into porous materials. We inspect the attic, walls and air system, remove what can’t be cleaned, and dry anything firefighting water reached so mold doesn’t follow.
Do you do mold inspection and mold removal in Pacific Palisades?
Yes. A Basic Inspection for mold in Pacific Palisades costs $375 to $575, and small mold remediation jobs up to 3,000 sq. ft. cost $2,275 to $2,900 with containment included. We find the moisture feeding the mold first, because removing mold without fixing the water brings it back.
Should a new Palisades home be water tested before the walls are finished?
It’s worth testing the windows, doors and decks, because a bad joint is cheapest to fix before the finishes cover it. ASTM E1105 is the field test standard for water penetration through windows, curtain walls and doors. Water Intrusion Testing costs $1,275 to $1,850+ and isn’t credited toward the work.
