Areas We Serve
We cover Los Angeles and every city and neighborhood west of it to the ocean.
What We See Across the Westside
Building stock changes from one part of the Westside to the next, and so do the ways water gets in. Culver City, Beverly Hills, Santa Monica and West Hollywood are their own cities, each with its own building department. Most of the rest are neighborhoods of the City of Los Angeles.
West Los Angeles
Our West Los Angeles page covers Sawtelle, Rancho Park and Cheviot Hills, where post-war apartment buildings with flat roofs and exterior walkways sit alongside older stucco homes.
Culver City
Our Culver City page covers an independent city with older homes on raised foundations, hillside streets in Blair Hills and a large studio and creative office sector.
Beverly Hills
In Beverly Hills, we work both in the flat, gridded streets below Sunset Boulevard and in the canyons to the north, including Benedict Canyon and Coldwater Canyon. Canyon homes take runoff from the slopes above them. In the flats, with no slope above, leaks tend to come through roofs, windows and stucco instead.
Santa Monica
Santa Monica work means planning around salt air and the morning marine layer. Salt air speeds up corrosion of metal flashing, fasteners and railings, and once flashing corrodes, water has an easy path behind the wall.
Venice
Venice homes near the beach take salt air and wind-driven rain on their windows, doors and balconies. Its canal and walk-street blocks have small lots, with older cottages next to newer homes.
Pacific Palisades
Pacific Palisades homes on canyon and bluff lots take hillside runoff, and the ones near the water take salt air. After the January 2025 Palisades Fire, homes that are still standing can carry smoke residue and water damage from firefighting, both of which our fire damage restoration service cleans up and dries out.
Brentwood
Brentwood’s canyon homes, including those in Mandeville Canyon, face hillside runoff, while the flatter streets south of Sunset Boulevard see ordinary roof, window and balcony leaks.
Bel Air
Bel Air’s hillside homes take on water through complex rooflines, terraces and decks, and through runoff that grading sends toward uphill walls. They sit on steep, winding streets in the Santa Monica Mountains.
