What Commercial Water Intrusion Detection Involves

Commercial water intrusion detection is a building-wide investigation: we map the wet areas in every affected unit and common area, then trace them to where the water enters. It uses the same water intrusion detection methods we use on homes, carried across units and floors.

The leak you see is often not where the water gets in. A ceiling stain in one unit can start at the deck, window or roof of the unit above. Patch the stain without fixing that entry point and it comes back with the next rain. We check each space with thermal imaging and moisture meters, and moisture mapping shows how far the water spread without opening walls.

Water Intrusion Testing for Multi-Unit Buildings

Water intrusion testing proves which window, wall, deck or roof area lets water in when an inspection alone can’t. We test one suspected entry point at a time, starting low and working up. That way each result points to one source. For windows, doors, storefronts and curtain walls, ASTM E1105 water testing is the standard field test. When leaks show up in many units, a building envelope inspection checks the whole outer shell, so repairs get planned together instead of unit by unit. Water testing fees are not credited toward the work.

You get written findings, a repair scope and a written estimate the owners or board can act on.

Weatherproofing and waterproofing repair projects are priced by size:

  • Medium (3,000 to 10,000 sq. ft.): $3,000 to $10,000.
  • Large (10,000 to 50,000 sq. ft.): $10,000 to $50,000.
  • Large waterproofing project: $50,000 to $150,000+.

A single unit up to 3,000 sq. ft. is inspected at the Basic or Detailed rate. When we do the work, the fee for a Basic or Detailed Inspection is credited toward the cost of the work. Multi-Unit / Larger Property Inspection fees and water testing fees are not credited, and water testing isn’t included in inspection prices. Your repair price comes in a written estimate after the inspection.

We schedule access through the property manager, so tenants get notice before we enter a unit. Our inspection work is non-invasive: thermal imaging and moisture readings don’t require opening walls. Longer testing or repair visits get scheduled with the manager in advance.

Yes. Insurance adjusters, public adjusters and attorneys use our forensic reports to establish the cause of water damage. The insurer still decides the claim. A documented cause, with the test conditions and results written down, gives every party the same facts to work from.
