Commercial Fire Damage Restoration in West Los Angeles
Commercial fire damage restoration is the cleanup, drying and repair of an apartment building, condo, office or other commercial property after a fire. You need it when fire, smoke or firefighting water has reached units, common areas or workspaces. It’s part of our commercial restoration and waterproofing work for property managers, HOA boards and building owners in West Los Angeles, Culver City and nearby communities.
What Commercial Fire Damage Restoration Involves
Commercial fire damage restoration covers four kinds of damage, and most building fires leave all four:
- Burned and heat-damaged materials where the fire started
- Smoke residue and odor carried through hallways, shared walls and ducts
- Soot on walls, ceilings and fixtures
- Firefighting water in floors, walls and ceilings
The work follows our residential fire damage restoration process. What changes is coordination. Several units may need work at once, tenants need updates, and owners and insurers need a record for each unit.
Firefighting Water Across Units
Firefighting water in a multi-unit building spreads beyond the burned unit, down into the units below and sideways into the units next door. It carries soot and ash into spaces the fire never touched. Our water damage from firefighting process maps that water unit by unit and dries each unit to normal moisture levels. Roof and window openings that firefighters make to vent smoke also let rain in until they’re repaired.

Our Commercial Fire Damage Restoration Process
Our commercial fire damage restoration process has five steps: we inspect every affected unit, remove the water, dry the structure, clean smoke and soot, then rebuild with a written record for each unit.
1. Call and Access Plan
Call (310) 678-4345 once the fire department releases the building. We ask which units and common areas are affected, how we get access and whether tenants have moved out.
2. Unit-by-Unit Inspection
We inspect the burned unit and every unit above, below and beside it. Moisture meters and thermal imaging find hidden water without opening walls.
3. Water Removal and Drying
We extract the water, remove soaked materials and run structural drying until each unit is back to normal moisture levels. We work area by area so the rest of the building stays in use.
4. Smoke and Soot Cleanup
We clean soot and smoke residue off every surface that can be saved. Insulation, drywall and other porous materials that hold smoke odor get replaced.
5. Repairs and Final Records
We rebuild what came out and repair the roof and window openings. Every unit gets its own written record when the job closes.
How Much Does Commercial Fire Damage Restoration Cost?
Commercial fire damage restoration has no set price: it’s quoted in a written estimate after an inspection, and a Multi-Unit / Larger Property Inspection costs $975 to $1,500. The estimate depends on how many units were damaged and how much has to be replaced and rebuilt.
| Inspection | Price | What it covers |
| Multi-Unit / Larger Property Inspection | $975 to $1,500 | Up to 5 units or properties, 3,500 to 10,000 sq. ft. |
| Detailed Inspection | $575 to $775 | One unit up to 3,000 sq. ft., up to about 1 hour |
| Basic Inspection | $375 to $575 | One unit, about 15 to 20 minutes with an infrared camera; price depends on size and time |
Water testing isn’t included in inspection prices. When we do the work, the fee for a Basic or Detailed Inspection is credited toward the cost of the work. Multi-Unit / Larger Property Inspection fees and water testing fees are not credited.
Documentation for Owners, Boards and Insurers
We document fire, smoke and water damage separately for each unit, from the first inspection to the final dry check. Photos, moisture readings, thermal images and written findings give owners, boards and adjusters the same facts. That helps sort out who repairs what when a fire in one unit damages its neighbors. Our water damage insurance claims process covers what an adjuster will ask for. You also get short written updates to pass on to tenants.

Related Services
Commercial fire jobs often need two related services: commercial water damage restoration for units the flames never reached, and commercial mold remediation when wet materials grow mold. The U.S. EPA says drying wet materials within 24 to 48 hours prevents mold in most cases, which is why we start drying early.

Commercial Fire Damage Restoration FAQs
Can tenants stay in the building after a fire?
Tenants can often stay in unaffected parts of a building after a fire, depending on the fire department’s instructions and each unit’s condition. Units with smoke, soot, wet ceilings or electrical damage may need to stay empty until they’re cleaned and safe. We’ll tell you which units should wait.
What should a property manager do right after a building fire?
Keep everyone out of areas the fire department hasn’t released, then call your insurer and photograph every affected unit before cleanup. Ask tenants below and beside the burned unit to report wet ceilings or smoke odor. Next, call us at (310) 678-4345 to book a multi-unit inspection.
How long does commercial fire damage restoration take?
Commercial fire damage restoration has no standard timeline. It depends on how many units were damaged, how wet the structure is and how much has to be rebuilt. Drying ends when moisture readings return to normal, not on a set date. After the inspection, we can tell you which units will take longest.
Does insurance cover commercial fire damage?
Most commercial property policies cover fire, including the smoke and water damage that comes with it, but limits and exclusions vary. Water from putting out a covered fire is normally treated as part of the fire loss. Your insurer decides coverage, and our unit-by-unit record gives the adjuster the facts.
