Commercial mold remediation follows the same steps as our residential mold remediation process, at building scale: inspect, find the source, contain, remove, repair and rebuild. It’s one part of our commercial restoration and waterproofing work.
The difference is the building around the mold. Units stay occupied, tenants need notice, and owners and adjusters need a written record.
Our Commercial Mold Remediation Process
Our commercial mold remediation process has five steps: inspect, trace the source across units, contain around occupants, remove and repair, and document.
1. Inspection Sets the Scope
A mold inspection comes first because it sets the scope. Moisture mapping and thermal imaging show which units and common areas are wet, and where the water gets in.
2. Tracing the Source Across Units
We follow the moisture across units and floors to the true source. Mold in a second-floor unit can start at a balcony or window on the floor above. Our guide on how mold spreads between apartment units explains the usual paths.
3. Containment Planned Around Occupants
Each work area gets sealed with plastic sheeting and HEPA air filtration, plus negative air when the job needs it, so it stays separate from occupied space. We tell you in advance which units and common areas we need to reach, so you can notify tenants. 4. Removal, Source Repair and Drying
We remove moldy materials, HEPA-vacuum and clean what stays, and apply antimicrobial treatment where the job calls for it. Then we repair the water entry point. Nothing gets rebuilt until the structure is dry.
5. Documentation for Owners, Boards and Insurers
You get a written record from the first visit to the final moisture readings: photos, findings, the scope and the work performed. Everyone works from the same facts.

How Much Does Commercial Mold Remediation Cost?
Commercial mold remediation costs $3,000 to $10,000 for a medium project (3,000 to 10,000 sq. ft.) and $10,000 to $50,000+ for a large project (10,000 to 50,000 sq. ft.). Inspections and water testing are priced separately:

- Large waterproofing project, when the source repair calls for one: $50,000 to $150,000+
Water testing isn’t included in inspection prices. When we do the work, the fee for a Basic or Detailed Inspection is credited toward the cost of the work. Multi-Unit / Larger Property Inspection fees and water testing fees are not credited. Your final price comes in a written estimate after the inspection.

Can tenants stay in the building during mold remediation?
Tenants outside the work area can often stay, because containment seals each work area off from occupied space. Whether a unit should be vacated depends on where the mold is and how large the area is. That’s the owner’s or manager’s call, and we’ll explain what the containment plan requires before work starts.
What should a property manager do when a tenant reports mold?
Book a mold inspection, and keep people from disturbing the area until then. Scrubbing or tearing out moldy material can spread spores into clean areas. If water is still coming in, call us right away: the U.S. EPA advises drying wet materials within 24 to 48 hours to prevent mold growth.
Do you offer mold prevention services for property managers?
Yes, we help property managers and HOA boards prevent mold by keeping water out of their buildings. We run building envelope inspections, find leaks with thermal imaging and moisture mapping, repair roof, window, wall and balcony leaks, and waterproof decks, balconies and foundations. Without moisture, mold can’t grow.
Do you work with insurance adjusters?
Yes, we work with insurance adjusters. Our written findings, photos and moisture readings show them the cause and extent of the damage. When the source is disputed, our forensic leak detection and ASTM E1105 reports are used by insurance adjusters, public adjusters and attorneys. Coverage is the insurer’s call, so check the policy with your broker.
