Absolute Maintenance & Consulting is an exterior water intrusion investigation and building envelope repair firm serving Los Angeles County. We find exactly where water enters your building through the roof, walls, windows, or foundation, and we repair the building envelope to stop it permanently.
We are not a general contractor. We are not a plumber. We are specialists. Our founder Cameron Figgins has spent over three decades investigating and repairing building envelope failures across Los Angeles. We hold IICRC certification (#70018676) for water damage restoration, MICRO certification for mold assessment, and CSLB license #998184 for construction.
If water is getting into your building from an exterior source, call (310) 678-4345. We will find the source, document the damage, and fix it – all under one roof.
What We Do
Absolute Maintenance & Consulting provides three interconnected services: we investigate where water enters your building, we repair the building envelope breach that allows it in, and we restore the interior damage caused by the intrusion. Most companies do one of these things. We do all three because the investigation informs the repair, and the repair prevents the damage from recurring.

Water Damage Restoration
Water damage restoration covers structural drying, material removal, and full repair of building components damaged by exterior water intrusion. Exterior intrusion sources include roof membrane failures, stucco cracks, window flashing defects, and foundation penetrations — not plumbing failures. Structural drying requires 3 to 5 days. Full restoration requires 1 to 4 weeks.
Our comprehensive restoration services include Water Extraction Services, Flood Cleanup, Storm Damage restoration, Structural Drying, Water Intrusion Detection, Dehumidification Services, Rain Leak Repair, and Roof Leak Repair.

Mold Remediation
Mold remediation is the containment and removal of mold colonies using IICRC S520-compliant protocols. Mold growth in Los Angeles properties most commonly originates from undetected water intrusion through the building envelope. Absolute Maintenance & Consulting seals the moisture source before remediation begins — preventing recurrence rather than treating visible symptoms.
Services include mold inspection, mold removal, black mold removal, HEPA air filtration, containment, antimicrobial treatment, and post-remediation clearance testing.

Fire Damage Restoration
Fire damage restoration covers soot and smoke removal, odor elimination, structural repair, and insurance documentation. Los Angeles County properties face elevated fire risk across the urban-wildland interface including Malibu, Altadena, and the San Gabriel foothills. Absolute Maintenance & Consulting documents all damage scope for insurance submission.
Services include smoke damage restoration, fire damage assessment, soot removal, odor elimination, structural repairs, and board-up services.

Waterproofing Los Angeles
Exterior waterproofing is the application of membranes and sealants to the outside face of building envelope components to prevent water entry. Absolute Maintenance & Consulting waterproofs foundations, roofs, crawl spaces, stucco cladding, basements, and retaining walls. Waterproofing is performed as a preventive measure or as part of a post-intrusion repair sequence.
Services include foundation waterproofing, roof waterproofing, crawl space waterproofing, stucco waterproofing, basement waterproofing, and retaining wall waterproofing.

How We Are Different from Other Water Damage Companies
Most water damage restoration companies respond to the symptom. They extract water, replace drywall, and leave. The leak is still there. The next rain event restarts the damage cycle, and you call someone again. That cycle repeats until someone finds the actual source.
Absolute Maintenance & Consulting breaks that cycle by starting with the source. Before we touch interior damage, we perform a water intrusion investigation to identify exactly where water enters your building envelope. We use three diagnostic methods that general restoration companies do not carry:
- Thermal imaging FLIR infrared cameras detect hidden moisture behind walls, ceilings, and floors by reading temperature differences caused by trapped water. We see what is behind your finishes without cutting holes.
- Moisture mapping Pin and pinless moisture meters measure moisture content at 20 to 50+ points throughout the structure. The resulting moisture map documents exactly where water traveled and how far the damage extends.
- ASTM E1105 water testing When we need to confirm a specific entry point, we mount a calibrated spray rack on the exterior and simulate rainfall under controlled conditions. We watch the interior for penetration. This is the definitive test for building envelope performance.
Once we confirm the source, we repair the building envelope and then restore the interior. One company. Source to finish. No more repeat visits from different contractors guessing at the problem.
What Problem Are You Dealing With?
Here is where to start based on your situation:
- “I have a leak and I cannot find the source.” Start with our water intrusion investigation. We use thermal imaging and moisture mapping to trace the leak from the visible damage back to the building envelope breach. If the source is elusive, our forensic leak detection service uses a systematic elimination protocol to solve complex leak problems.
- “I have water stains or damage after rain.” You likely have a building envelope failure. The source could be your roof, windows, stucco, or another envelope component. We investigate and repair the specific source.
- “I found mold in my home.” Mold grows where there is moisture. We perform a mold inspection that goes beyond identifying the mold. We trace it back to the moisture source feeding it, then perform remediation and fix the source to prevent recurrence.
- “My stucco is cracked and I am worried about water damage.” Stucco is the #1 exterior cladding in Los Angeles, and cracked stucco can allow water behind your walls without any interior signs for months. Our stucco leak detection service determines whether water has entered the wall assembly.
- “I need waterproofing for my foundation, deck, or crawl space.” We waterproof foundations, decks, crawl spaces, basements, and exterior surfaces to prevent water intrusion before it starts.
- “My property had a fire.” Firefighting water causes extensive damage that leads to mold within 48 hours. Our fire damage restoration focuses on extracting firefighting water, repairing the fire-damaged building envelope, and preventing mold development.

Why Los Angeles Buildings Are Vulnerable to Water Intrusion
Los Angeles construction has specific building envelope vulnerabilities. Builders designed for a dry climate, using fewer waterproofing details than construction in wetter regions. When atmospheric river events, El Nino seasons, and heavy rain storms arrive, those design assumptions fail.
The most common vulnerabilities we find across LA:
- Stucco without drainage planes. Many LA homes have stucco applied directly over sheathing with no weather-resistant barrier or drainage gap. Any water that penetrates the stucco contacts the framing directly.
- Missing window sill pans. Homes built between 1970 and 2000 frequently lack sill pans under windows. The only barrier is perimeter sealant, which fails within 5 to 10 years.
- Absent kick-out diverters. Where roof slopes meet walls, water sheets off the roof and runs behind the wall cladding if a kick-out diverter is not installed. This detail is missing on thousands of Los Angeles homes.
- Aging flat roofs. LA has a large stock of mid-century modern and commercial buildings with flat or low-slope roofs. Membrane and built-up roofing systems have a 15 to 25 year lifespan, and many are past due for replacement or waterproofing.
- Hillside drainage issues. Hillside properties face uphill water runoff, improper grading, and foundation exposure that create chronic moisture conditions.
These vulnerabilities are why Los Angeles needs dedicated water intrusion specialists, not just general contractors or plumbers. The source of most water damage in LA is the building envelope, not the plumbing.

Frequently Asked Questions
and waterproofing services in Los Angeles.
How much does a water intrusion specialist cost?
A building envelope inspection from Absolute Maintenance & Consulting starts at $450 for residential properties. That includes thermal imaging, moisture mapping, and a written report with identified sources and recommendations. The $450 is credited toward repair work if you hire us. Commercial inspections are quoted based on building size and complexity.
How do you find where water is getting in?
We use three diagnostic methods. Thermal imaging detects hidden moisture behind walls by reading temperature differences. Moisture mapping measures moisture levels at 20 to 50+ points to trace the water path. ASTM E1105 water testing simulates rainfall on specific wall sections to reproduce and confirm the entry point. The combination of these methods identifies the exact source.
Is water leak detection worth it?
Yes. A $450 investigation that identifies and fixes the source prevents the cycle of repeated repairs that costs thousands. Untreated water intrusion leads to mold growth (starting within 48 hours), structural damage (framing rot), and escalating repair costs. One thorough investigation costs less than three failed repair attempts from contractors who guessed at the source.
