Recent projects across Los Angeles

Pacific Palisades hillside home, 2024 atmospheric river

A 1973 Pacific Palisades hillside property developed water staining on three first-floor walls after the February 2024 atmospheric river. The homeowner had been told by two prior contractors it was a foundation crack. Our investigation with thermal imaging and moisture mapping traced the actual source to a failed kick-out diverter where the roof slope met the second-story wall above. Water was running behind the stucco for six feet before entering the wall cavity. 

Brentwood Spanish revival, recurring stucco leaks

A 1928 Brentwood home had been repaired three times by three different contractors for stucco water intrusion above the dining room window. Each repair patched the visible crack. None held. Our ASTM E1105 water-spray test reproduced the leak in under four minutes and identified the source as a missing sill pan under a window six feet to the left. Water was traveling along the framing before appearing at the crack. 

Bel Air recording studio, mold remediation with envelope repair

A Bel Air home recording studio developed Stachybotrys colonization in an acoustic-treated wall cavity. Two mold companies had quoted remediation only. Our inspection traced the moisture to a leaking second-story balcony drain that had been failing for at least eighteen months. We coordinated drain repair, envelope waterproofing, and IICRC S520 mold remediation as a single project. Total cost was lower than either of the remediation-only quotes because the moisture source was eliminated.
