What Water Intrusion Repair Covers
Water intrusion repair covers every place outside water gets through a building’s shell: the roof, windows and doors, exterior walls, decks and balconies, and below-grade walls. The stain inside is only a clue to which one failed, and our guide on how to identify the source before repairs begin explains how to read it.
Roofs and Skylights
Roof leaks come through worn flashing at walls and chimneys, open seams on flat roofs, cracked tiles over worn underlayment, and skylight and vent seals.
Windows and Doors
Window and door leaks usually get in around the opening, not through the glass. Failed sealant, torn flashing and clogged weep holes are the common causes.
Exterior Walls and Stucco
Wall leaks start at stucco cracks, sealant joints and the spots where a roof or deck meets the wall. Our wall leak repair page covers each one.
Decks and Balconies
A deck or balcony over living space leaks through a worn surface coating or a failed joint at the wall, and the water shows up in the ceiling below.
Basements and Below-Grade Walls
Below-grade leaks come through foundation cracks, the joint where the wall meets the floor, and walls that were never waterproofed on the outside.
Signs You Need Water Intrusion Repair
You need water intrusion repair when water damage keeps showing up inside after rain, or a leak comes back after a patch. Watch for:
- Ceiling or wall stains that grow after a storm
- Bubbling paint, soft drywall or swollen baseboards along an exterior wall
- A wet sill or damp carpet beside a window or sliding door
- A musty smell that gets stronger in wet weather
- Cracked stucco, gaps around windows or a worn deck surface outside
If you can see the damage but not where it starts, our water leak detection service traces the source without opening walls.

How Water Intrusion Repair Works
Water intrusion repair runs in five steps: inspect, find the entry point, estimate, repair the source, then dry and rebuild.
1. Inspection
Every job starts with a Basic or Detailed Inspection that maps the wet areas with an infrared camera and moisture readings.
2. Finding the Entry Point
We trace the water back to where it enters, which is rarely where it shows up. When the source needs proof, we add water testing, including ASTM E1105 for windows, doors and curtain walls.
3. Written Estimate
You get our findings and a written estimate before any repair begins.
4. Repairing the Source
The repair goes at the opening itself: new flashing at a window, stucco crack repair, resealed roof penetrations, a restored deck surface or a sealed foundation crack.
5. Drying and Rebuilding
We dry the framing, insulation and drywall to normal moisture levels under the IICRC S500 standard, then rebuild the drywall, trim and paint. The U.S. Environmental Protection Agency advises drying wet materials within 24 to 48 hours to prevent mold growth.
How Much Does Water Intrusion Repair Cost?
Water intrusion repair costs $2,275 to $2,600 for a small project up to 3,000 sq. ft., after an inspection that runs $375 to $775. Larger buildings move into the medium and large ranges:
| Inspection or test | Price | Credited toward the work? |
|---|---|---|
| Basic Inspection (about 15 to 20 minutes, infrared camera) | $375 to $575 | Yes, when we do the work |
| Detailed Inspection (up to about 1 hour, one unit up to 3,000 sq. ft.) | $575 to $775 | Yes, when we do the work |
| Multi-Unit / Larger Property Inspection (up to 5 units or properties, 3,500 to 10,000 sq. ft.) | $975 to $1,500 | No |
| Water intrusion testing | $1,275 to $1,850+ | No |
| Complex water testing | $1,950 to $2,600+ | No |
- Small project (up to 3,000 sq. ft.): $2,275 to $2,600
- Medium project (3,000 to 10,000 sq. ft.): $3,000 to $10,000
- Large project (10,000 to 50,000 sq. ft.): $10,000 to $50,000
The price moves with the size of the property, the number of entry points, whether water testing is needed, and how far the water spread inside. Inspection prices don’t include water testing. The final price comes in a written estimate after the inspection.

Water Intrusion Repair FAQs
What's the difference between water intrusion repair and water damage restoration?
Water intrusion repair fixes the opening that lets water in, and water damage restoration dries and rebuilds what the water already soaked. Most jobs need both, in that order, because drying a room while the leak stays open sets up the next round of damage. We do both.
Do you repair water intrusion in apartment and commercial buildings?
Yes. We repair water intrusion in apartment buildings, condos, offices and other commercial property, tracing leaks across units and floors to the true source. Larger properties start with a Multi-Unit / Larger Property Inspection, which is not credited toward the work.
Can I send photos of the leak first?
Yes. Email photos to info@leakmoldrepair.com with your name, property address and a brief description of the problem. Include a wide shot and a close-up of the damage, plus the outside wall, roof edge or window near where the leak shows up.
