What Commercial Water Damage Restoration Involves
Commercial water damage restoration follows the same water damage restoration process we use in homes. The difference is that people still live and work there, so we also plan access across units, dry in phases and keep a record for each unit.
Our Commercial Water Damage Restoration Process
We restore a commercial building in five steps, from access planning to rebuilding.
1. Call and Access Plan
We plan access on the first call to (310) 678-4345. Which units and common areas are affected? Who holds the keys? Do tenants need notice?
2. Multi-Unit Inspection and Moisture Mapping
We inspect the affected units and those above and beside them, since water travels sideways and down. Moisture meters and thermal imaging show how far it spread without opening walls.
3. Finding the True Source
We trace the water to where it entered the building, whether that’s a roof, a window, a deck above or an exterior wall. When the cause is disputed, ASTM E1105 water testing shows under controlled conditions where water gets through a window, door or curtain wall.
4. Water Removal and Structural Drying
We remove standing water and materials that can’t be saved, then dry the structure one area at a time so the rest of the building keeps running. We recheck readings until every material is dry.
5. Source Repair and Rebuilding
We repair the roof, window, wall or deck that let the water in, then rebuild drywall, flooring and finishes unit by unit.

Documentation for Owners, Boards and Insurers
We keep one written record per unit, from the first moisture reading to the final dry check, so owners, boards and insurers work from the same facts. It includes:
- Photos and thermal images
- Moisture maps and drying logs
- Written findings on the cause and entry point
That record helps when an association and a unit owner disagree about who repairs what, and our water damage insurance claims support covers what an adjuster will ask for.

Commercial water damage restoration is priced in a written estimate after the inspection, and a Multi-Unit / Larger Property Inspection costs $975 to $1,500. The estimate depends on how many units took water and what the source repair involves.

Water testing isn’t included in inspection prices. When we do the work, the fee for a Basic or Detailed Inspection is credited toward the cost of the work. Multi-Unit / Larger Property Inspection fees and water testing fees are not credited.
Source repairs (waterproofing and weatherproofing) are priced by project size:
- Medium project (3,000 to 10,000 sq. ft.): $3,000 to $10,000
- Large project (10,000 to 50,000 sq. ft.): $10,000 to $50,000
- Large waterproofing project: $50,000 to $150,000+

Commercial Water Damage Restoration FAQs
Can tenants stay in the building during restoration?
Tenants can usually stay in the parts of the building that aren’t affected, because we dry and repair area by area. Units with contaminated water, sagging ceilings or wet electrical areas may need to be vacated until they’re safe, and we’ll name them before work starts.
How do you know when a commercial building is dry?
A building is dry when wet materials read at the same moisture level as unaffected materials of the same type. The IICRC S500 standard for water damage restoration calls that reference point the dry standard. We log readings for each unit, so the record shows when each area got there.
Can water damage in a commercial building lead to mold?
Yes, if wet materials aren’t dried in time. The U.S. Environmental Protection Agency advises drying water-damaged materials within 24 to 48 hours to prevent mold growth, so we dry before we rebuild. Growth that has already started needs mold remediation, not just drying.
Do you work with insurance adjusters and public adjusters?
Yes. We share the photos, moisture maps, drying logs and written findings on cause with the adjuster. When the cause is disputed, our forensic leak detection and ASTM E1105 reports are used by insurance adjusters, public adjusters and attorneys. Coverage decisions stay with the insurer.
