What Commercial Waterproofing Involves

Commercial waterproofing involves three jobs: finding where water enters the building, repairing what failed and sealing that surface so the leak doesn’t come back. It uses the same systems as our residential waterproofing work. The difference is scale: one failed surface can wet several units, and every repair needs sign-off from an owner or board.

Balconies, Walkways, Decks and Roofs

Balconies, elevated walkways, decks and roofs are the shared, exposed surfaces where many multi-unit leaks start. Water often gets in where these surfaces meet something else: the wall, a door threshold, a railing post or the deck edge. Watch for worn coatings, rust at railing posts and stained ceilings below. Our balcony waterproofing work covers multi-unit balconies and walkways, and roof waterproofing covers the flat and low-slope roofs common on apartment and commercial buildings.

Stucco Walls and Windows

Stucco walls let water in through cracks and worn flashing around windows and doors, especially in wind-driven rain. We seal the cracks, repair the flashing and waterproof the wall.

Foundations and Below-Grade Areas

Foundations and basement walls take water from wet soil, and groundwater pressure can push it through cracks in the concrete. Damp walls and white mineral deposits (efflorescence) show where water gets through. We waterproof the concrete where the building meets the ground, which protects below-grade parking and storage.

Our Commercial Waterproofing Process

The process has five steps: inspect the building, trace leaks across units, document the findings, repair and waterproof what failed, then verify the result.

1. Building Inspection

We inspect the building’s exterior and the affected units with thermal imaging and moisture meters, without opening walls.

2. Tracing Leaks Across Units

We follow the water from the unit where it shows up back to the balcony, roof or wall where it enters. A ceiling stain in one unit often starts at the balcony or walkway of the unit above. When readings alone can’t prove the entry point, water testing does. Water testing is priced separately and isn’t credited toward the work.

3. Documentation

You get photos, moisture readings, written findings and a scope of work that owners, boards and insurers can review before any repair starts. When the cause of a leak is disputed, insurance adjusters, public adjusters and attorneys use our forensic leak detection and ASTM E1105 water testing reports.

4. Repair and Waterproofing

We repair the failed entry points, then install a membrane or coating matched to each surface. We schedule the work around tenants and building operations.

5. Final Verification

Every job closes with a moisture recheck in the affected units and a written record of the work.

How Much Does Commercial Waterproofing Cost?

Commercial waterproofing costs $3,000 to $150,000+, depending on the size of the project.

The inspection is priced separately, and water testing isn’t included in it:

  • Multi-Unit / Larger Property Inspection: $975 to $1,500, for up to 5 units or properties, 3,500 to 10,000 sq. ft.
  • Water Intrusion Testing: $1,275 to $1,850+
  • Complex Water Testing: $1,950 to $2,600+

Multi-Unit / Larger Property Inspection fees and water testing fees are not credited toward the work. A leak confined to one unit can start with a Basic or Detailed Inspection instead. When we do the work, the fee for a Basic or Detailed Inspection is credited toward the cost of the work. Your final price comes in a written estimate after the inspection.

Usually, yes. Most of the work happens on roofs, balconies, walkways and exterior walls, outside the units. When we need to get into a unit, we schedule it through the property manager. We plan work in shared areas so residents know what to expect and when.

That depends on your governing documents and your insurance, so we don’t make that call. What we provide is evidence: where the water enters, which part of the building failed and what the repair involves. Boards, managers and adjusters use that record to decide who pays for each repair.

We waterproof the surfaces that failed, and the inspection decides how far that goes. Sometimes the fix is one balcony or one section of roof. When testing shows the same failure across many balconies or walls, we scope them together, so the board can plan one project instead of a string of patches.
