Flood Damage Restoration

Flood Damage Restoration in West Los Angeles

Flood damage restoration removes flood water from a home or building, cleans and dries the structure, and repairs what the water ruined. You need it any time water rises into a building from outside: under a door, into a garage, through a basement wall or into a crawl space. It’s one part of our water damage restoration work across West Los Angeles, Culver City, Brentwood and nearby communities.

Water in the building? We get it out and fix where it came in.

Types of Flood Damage We Restore

We restore flooded basements, garages, ground-floor rooms and crawl spaces. Flood water rises from the ground and carries soil and street runoff, so the IICRC S500 standard for water damage restoration puts it in Category 3, its most contaminated class. That’s why soaked pad and the bottom of wet drywall usually come out rather than being dried in place.

Flooded Basement Cleanup

Flooded basement cleanup means extracting the water, removing wet finishes and drying the walls and floor. Water that came through a basement wall will likely come back unless the wall is sealed.

Garages and Ground-Floor Rooms

Garage and ground-floor flooding soaks carpet, baseboards and the bottom of the drywall first. We cut the drywall out above the wet line so the wall cavity can dry.

Crawl Spaces

Crawl space flooding soaks the soil, insulation and framing under the house, and nobody notices until the floor above smells musty. We pull out standing water and wet insulation and dry the framing.

Signs You Need Flood Damage Restoration

You need flood damage restoration when water from outside has soaked into the building, not just the floor surface. Look for:

  • Standing water in a basement, garage or ground-floor room after rain
  • Wet carpet or pad near an exterior door
  • A tide line, stain or bubbling paint low on the walls
  • A musty smell from the basement or crawl space after a storm

If the same storm also pushed rain through the roof or a window, you may need storm damage restoration too.

Our Flood Damage Restoration Process

We make the building safe, get the water out, remove what can’t be saved, then clean, dry and rebuild. The job lasts as long as the drying does, and moisture readings, not the calendar, decide when rebuilding starts.

1. Safety Check

When you call (310) 678-4345, we ask where the water came from, how deep it got and whether the power is still on in wet rooms. Stay out of standing water until power to that area is off.

2. Inspection and Moisture Mapping

We map how far the water spread with moisture meters and thermal imaging. Flood water wicks up drywall and travels under flooring, so the wet area is usually bigger than it looks.

3. Water Extraction

We extract standing water first, then the water held in carpet and pad. The U.S. Environmental Protection Agency advises drying water-damaged materials within 24 to 48 hours to prevent mold growth, so extraction starts as soon as it’s safe to go in.

4. Removing Flood-Soaked Materials

We remove soaked carpet pad, insulation and the bottom of wet drywall. You’ll know what’s coming out, and why, before it goes.

5. Cleaning and Structural Drying

We clean and sanitize every surface the water touched, then dry the structure until materials reach their normal dry levels.

6. Repairs

We rebuild the drywall, insulation, flooring, baseboards and paint once everything is dry, so you don’t need a second company for this part.

How Much Does Flood Damage Restoration Cost?

Flood damage restoration is priced by the scope of the job, in a written estimate after an inspection that costs $375 to $775. The price depends on how much of the building got wet, how much has to be removed and rebuilt, and whether the entry point needs waterproofing.

Service Price What it covers
Basic Inspection $375 to $575 About 15 to 20 minutes with an infrared camera
Detailed Inspection $575 to $775 Up to about 1 hour for one household or unit up to 3,000 sq. ft.
Waterproofing repair at the entry point, when needed $2,275 to $2,600 For a small project (up to 3,000 sq. ft.) or $3,000 to $10,000 for a medium one (3,000 to 10,000 sq. ft.)

Insurance is a separate question. Most homeowners policies exclude flooding from rising surface water, and flood coverage is bought separately, often through the National Flood Insurance Program. Our water damage insurance claims support documents the loss for your adjuster either way.

Preventing the Next Flood

A building that flooded once can flood again, so we show you how the water got in and what would keep it out. Below-grade rooms usually need basement waterproofing, which seals the walls and floor against water in the surrounding soil, or crawl space waterproofing one level down.

Sometimes the fix is simpler, like a door threshold that sits too low or soil that slopes toward the house. Hillside homes in Bel Air, Brentwood and Pacific Palisades often take runoff from the slope above, while flatter parts of West Los Angeles, Culver City and Venice collect water against foundations.
