What Black Mold Remediation Involves

Black mold remediation means containing the area, removing the growth and the materials it damaged, cleaning what stays and correcting the moisture source. It’s one part of our mold remediation work, and we handle it the way we handle any mold: as a water problem first.

“Black mold” usually refers to Stachybotrys chartarum, a greenish-black mold the CDC says grows on materials like drywall, fiberboard and paper when they stay wet. Color alone doesn’t tell you the species, and it doesn’t change the job. The CDC says all molds should be treated the same for health risk and removal.

Signs of Black Mold and What Causes It

Black mold shows up as black, dark green or gray spots where a building material has stayed wet, often with a musty smell. Look for it here:

  • Ceilings below a roof, deck or balcony
  • Drywall below windows, especially where paint is bubbling
  • Closets and rooms on exterior walls with little airflow
  • The same spot you already cleaned

The cause is constant moisture. On the Westside, that moisture often comes from outside the building: a roof leak, rain behind stucco or a window with failed flashing. Marine-layer humidity keeps poorly ventilated rooms damp too.

Our Black Mold Removal Process

We inspect, find the leak, contain the area, remove the mold and damaged materials, then repair, dry and rebuild. Timing depends on how far the growth and moisture reach. Your estimate includes a timeline.

1. Inspection and Moisture Mapping

We find out how far the growth and the moisture reach, including behind walls and above ceilings, with moisture readings and thermal imaging.

2. Finding the Leak

We trace the moisture to where water enters the building, often a roof, window, stucco wall, deck or balcony. Our water leak detection team finds these entry points without tearing open walls.

3. Containment

We seal the work area with plastic sheeting and run HEPA air filtration, so spores stay out of the clean rooms.

4. Removal and Cleaning

We cut out and bag moldy drywall, insulation and other porous materials, then HEPA-vacuum and clean the framing that stays.

5. Repair, Drying and Rebuild

We repair the leak, dry the structure to normal moisture levels and then replace what we removed.

Black Mold FAQs

The CDC says the term “toxic mold” isn’t accurate, and that includes black mold: some molds can produce toxins, but the molds themselves aren’t poisonous. People who are sensitive to mold may get a stuffy nose, wheezing, or red or itchy eyes or skin, so keep people out of the affected room and talk to your doctor if anyone has symptoms.

Yes, a house with black mold can be saved. Black mold damages the materials it grows on, and remediation removes and replaces those materials, cleans the framing that stays and fixes the moisture.

No, we don’t recommend cleaning black mold with bleach. Bleach doesn’t fix the moisture that caused the mold, and it doesn’t remove the growth from porous materials like drywall. The EPA notes that dead mold can still cause allergic reactions, so it has to be physically removed. Our guide on why you should never use bleach on mold explains more.

Black mold keeps coming back because the moisture is still there. Cleaning the surface removes what you can see, but the wall or ceiling behind it keeps getting wet from a leak or humidity. Until that source is fixed, the mold returns. Our guide on why mold keeps coming back after cleaning covers the common reasons.

Prevent black mold by keeping materials dry. Fix roof, window and stucco leaks as soon as you notice them, and dry anything that gets wet within 24 to 48 hours, as the EPA advises. The EPA also recommends keeping indoor humidity below 60 percent, ideally between 30 and 50 percent.
