One licensed contractor handles the job from investigation to rebuild.

We offer five commercial services, each planned for buildings that stay occupied while we work.

Commercial Water Damage Restoration

Our commercial water damage restoration service removes water, dries the structure and rebuilds offices, apartment buildings and condo buildings after leaks, floods and storms. Each affected unit gets its own moisture record, which shows owners and insurers what was wet and when it dried.

Commercial Mold Remediation

Our commercial mold remediation team removes mold from occupied buildings and corrects the moisture source that fed it. Containment keeps mold out of neighboring units and common areas while we work. The owner or board gets the cause in writing.

Commercial Leak Detection and Water Intrusion

Our commercial leak detection and water intrusion service traces water across units and floors to the point where it enters the building, then repairs it. The tools are thermal imaging, moisture mapping, forensic leak detection and ASTM E1105 water testing.

Commercial Waterproofing

Commercial waterproofing protects the roofs, decks, balconies, stucco walls, foundations and below-grade spaces of multi-unit and commercial buildings. We waterproof only after any active leak is found and fixed. Otherwise the new system seals the water in.

Commercial Fire Damage Restoration

Our commercial fire damage restoration service cleans up smoke and soot and dries out the water used to put the fire out. That water tends to soak the units below and beside the fire. We check each one and document what we find.

Our Commercial Restoration Process

Our commercial restoration process has four steps: inspect every affected space, find the source, repair the entry point, then dry, restore and waterproof.

1. Inspection of Every Affected Space

We inspect every affected unit and common area, not just the one that reported the leak. Larger buildings get our Multi-Unit / Larger Property Inspection, which isn’t credited toward the work.

2. Finding and Documenting the Source

We trace the water to where it enters the building and put our findings in writing. When the cause is disputed, forensic leak detection or ASTM E1105 water testing can confirm it.

3. Repairing the Entry Point

We repair the roof, window, wall, balcony or foundation that let the water in, before any drywall goes back up.

4. Drying, Restoration and Waterproofing

We dry each space until moisture readings are back to normal, rebuild what couldn’t be saved and waterproof the weak spots so the leak doesn’t return.

How Much Does Commercial Restoration Cost?

At Absolute Maintenance & Consulting, a Multi-Unit / Larger Property Inspection costs $975 to $1,500, and commercial mold, weatherproofing and waterproofing projects run from $3,000 to $150,000 or more, depending on size.

Mold, weatherproofing and waterproofing projects are priced by size:

  • Medium project (3,000 to 10,000 sq. ft.): $3,000 to $10,000
  • Large project (10,000 to 50,000 sq. ft.): $10,000 to $50,000
  • Large waterproofing project: $50,000 to $150,000+

Water testing isn’t included in inspection prices. When we do the work, the fee for a Basic or Detailed Inspection is credited toward the cost of the work. Multi-Unit / Larger Property Inspection fees and water testing fees are not credited. Water damage and fire damage restoration have no set price: the cost depends on the scope and comes in a written estimate after the inspection.

Documentation for Owners, Boards and Insurers

We keep a written record of every commercial job, from the first moisture reading to the final dry check, so owners, HOA boards and insurers can see what caused the damage and what was fixed. When a leak crosses units, the record shows where the water entered. That matters in a condo building, where the governing documents usually split repair duties between common areas and individual units. Where the water got in is the first fact a board needs to settle who pays.

Yes. We trace water across units, floors and common areas to the point where it enters the building, using thermal imaging, moisture mapping and, when needed, water testing. The unit with the stain often isn’t the source, and our written findings show where the water came from.

Yes. We work in occupied buildings by scheduling access with the property manager or board, containing each work area and moving unit by unit where the job allows. Finding the true source first also cuts disruption, because we don’t open walls in units that were never the problem.

We handle the repairs. As a licensed California contractor, we repair the roof, window, wall or foundation that let water in, then dry and rebuild the drywall, flooring and finishes that were damaged. Cleanup alone leaves the entry point open, and the same units get wet in the next storm.

Coverage depends on your policy: many commercial property policies cover sudden, accidental water damage and exclude flooding and leaks that went on for a long time. We document the cause and the damage with photos, moisture readings and written findings your adjuster can use.

Yes. We work for HOA boards and their property managers on water damage, leaks, mold and waterproofing. We document which unit or common area a leak started in, handle the repair ourselves as a licensed contractor and keep a written record the board can share with owners and insurers.

We stop the water at its source and get the wet materials dry. The U.S. Environmental Protection Agency advises drying water-damaged materials within 24 to 48 hours to prevent mold growth, so call as soon as you find the water.
