What a Mold Inspection Involves
A mold inspection is a hands-on check of your property for visible mold, hidden mold and the moisture behind both. It’s the first step in our mold remediation work, because the inspection decides what has to be removed and what has to be repaired. We offer three levels, sized to the property.
Basic Inspection
A Basic Inspection is an infrared camera investigation that takes about 15 to 20 minutes. It’s the quickest of the three.
Detailed Inspection
A Detailed Inspection is a more in-depth investigation of up to about 1 hour, for one household or unit up to 3,000 sq. ft.
Multi-Unit and Larger Property Inspection
A Multi-Unit / Larger Property Inspection covers up to 5 units or properties, from 3,500 to 10,000 sq. ft. It’s the level for apartment buildings, condos and other properties with more than one unit.
Signs You Need an Inspection
A mold inspection is worth booking when you smell or see signs of mold, or after water gets somewhere it shouldn’t.

How We Inspect
We gather the history, check the area inside and out, map the moisture, scan with a thermal camera and trace the water to its source, then walk you through what we found.
1. History and Visual Check
We start with what you’ve noticed: smells, stains, recent leaks and storms. Then we check the affected area, the rooms around it, and the roof, windows, stucco and balconies outside it.
2. Moisture Mapping
We take moisture readings across walls, ceilings and floors and chart where they’re high. Moisture mapping shows where hidden mold is likely, because mold grows where materials stay wet.
3. Thermal Imaging
Thermal imaging finds wet areas behind walls and ceilings without opening them. Our thermal imaging leak detection picks up the temperature differences wet materials often show, so we only open what needs opening.
4. Tracing the Source
We follow the moisture back to where water enters the building. A wet patch under a window might trace to the flashing, the stucco around it or a deck above it, and each one needs a different repair.
5. Findings and Next Steps
We walk you through what we found, with photos and moisture readings, and tell you what has to be removed, what has to be repaired and what can stay. If there’s no mold problem, we tell you that too.
How Much Does a Mold Inspection Cost?
A mold inspection costs $375 to $575 for a Basic Inspection or $575 to $775 for a Detailed Inspection, depending on the size of the property and the time it takes.

Water testing isn’t included in inspection prices. When we do the work, the fee for a Basic or Detailed Inspection is credited toward the cost of the work. Multi-Unit / Larger Property Inspection fees and water testing fees are not credited. If the inspection leads to remediation or repair, that price comes in a written estimate.
Whether insurance pays for a mold inspection depends on your policy and on what caused the mold, so ask your agent or adjuster before you book.

Where does mold usually hide?
Mold hides in places that stay damp and out of sight. That includes wall cavities below leaking windows, framing behind cracked stucco, attic insulation under roof leaks, crawl spaces, under flooring and inside closets on exterior walls. Can mold make me sick?

Is a mold inspection different from a home inspection?
Yes, a mold inspection goes narrower and deeper than a general home inspection, which looks over the whole house and its systems. A mold inspection focuses on mold and moisture: we map moisture, scan with a thermal camera and trace the water to where it enters, so you know what a repair would involve.
