Thermal Imaging Leak Detection in West Los Angeles
Thermal imaging leak detection uses an infrared camera to find signs of hidden moisture behind walls, ceilings and floors, then confirms each suspect spot with a moisture meter. It’s the right first step when you see a stain or smell dampness but can’t tell how far the water has spread. Absolute Maintenance & Consulting provides thermal imaging leak detection in West Los Angeles, Culver City and nearby communities.

What Thermal Imaging Leak Detection Involves
Thermal imaging leak detection is a non-invasive scan of your walls, ceilings and floors with an infrared camera, followed by moisture meter readings on every suspect spot. It’s part of our water intrusion investigations.
The camera doesn’t see water. It sees surface temperature. Wet materials often read cooler than dry ones because evaporation cools the surface, so damp drywall can show up as a cool, uneven shape. That pattern is a lead, not a verdict.
What a Thermal Scan Can Show
A thermal scan shows where a surface is warmer or cooler than it should be, which can point to:
- Damp areas behind drywall and plaster, and how far they spread
- Water tracking down a wall from a window corner or roof edge
- Wet ceilings below a roof, deck or balcony
What a Thermal Scan Can't Show
A thermal scan can’t measure moisture or see through walls. It also can’t:
- Tell water apart from other cold spots, like missing insulation or air leaks
- Work well without a temperature difference between wet and dry areas
- Read through glass or shiny metal, which reflect heat like a mirror
When a Thermal Imaging Inspection Helps
A thermal imaging inspection helps when you can see signs of water but not where the wet area ends. Common reasons:
- A stain on a wall or ceiling with no obvious source
- A musty smell along an exterior wall or under a window
- A ceiling below a roof, deck or balcony that got wet in a storm
- You want the leak traced before anyone opens a wall

Our Thermal Imaging Leak Detection Process
We check conditions, scan, confirm each suspect spot with a moisture meter and trace the pattern back to its source.
1. Check the Conditions
We plan the scan around the weather, sun on the walls and indoor temperature, because the camera needs a temperature difference to work.
2. Scan and Confirm
We scan walls, ceilings and floors around the damage and check every suspect spot with a moisture meter.
3. Trace It to the Source
We follow the wet pattern uphill toward the entry point, such as a window corner, roof edge or deck above. When needed, water testing proves the path.
4. Show You the Findings
You get the thermal images next to regular photos, with a moisture reading for each area.
How Much Does Thermal Imaging Leak Detection Cost?
Thermal imaging leak detection starts with a Basic Inspection at $375 to $575, an infrared camera investigation of about 15 to 20 minutes.
| Service | Price | What it covers | Credited toward the work? |
|---|---|---|---|
| Basic Inspection | $375 to $575 | About 15 to 20 minutes with an infrared camera, priced by size and time | Yes |
| Detailed Inspection | $575 to $775 | Up to about 1 hour, one household or unit up to 3,000 sq. ft. | Yes |
| Multi-Unit / Larger Property Inspection | $975 to $1,500 | Up to 5 units or properties, 3,500 to 10,000 sq. ft. | No |
| Water Intrusion Testing | $1,275 to $1,850+ | Water testing when the source needs proof | No |
| Complex Water Testing | $1,950 to $2,600+ | More extensive testing, depending on conditions | No |
The infrared scan is included in the inspection price. The price moves with home size, how many rooms the water reached and whether the source needs water testing. Water testing isn’t included in inspection prices. When we do the work, the fee for a Basic or Detailed Inspection is credited toward the cost of the work. Multi-Unit / Larger Property Inspection fees and water testing fees are not credited. Repair pricing comes in a written estimate after the inspection.

Thermal Imaging vs Moisture Mapping
Thermal imaging finds where moisture might be, and moisture mapping measures how wet each spot is and records it.
| Thermal imaging | Moisture mapping | |
|---|---|---|
| What it measures | Surface temperature | Moisture in the material |
| Tools | Infrared camera | Pin and pinless moisture meters |
| Best for | Finding hidden wet areas fast | Showing where the wet area ends and when drying is done |
| What you get | Thermal images beside regular photos | A sketch with readings, locations and dates |
We usually scan first, then take readings where the scan points. Moisture mapping records those readings over time, and our full water leak detection service adds controlled water testing when the entry point needs proof. Our guide on how water intrusion testing methods compare goes further.
Why Choose Us for Thermal Imaging?
Your Inspection Fee Goes Toward the Work

Every Suspect Spot Gets a Meter Reading
We confirm every suspect spot with a moisture meter before we call it a leak, so a cold patch of missing insulation doesn’t turn into an unneeded repair.

Thermal Imaging Leak Detection FAQs
Is infrared leak detection the same as thermal imaging?
Yes. Thermal imaging cameras detect infrared energy, which is heat, and turn it into a picture. You’ll see the same service called infrared leak detection, infrared thermography or thermal imaging. The name matters less than how the images are read and confirmed.
Can a thermal camera find a roof leak?
Sometimes. On the ceiling below a roof leak, it can show the wet area and help trace it toward the entry point. On low-slope roofs, wet insulation holds heat differently than dry insulation, so a scan under the right conditions can outline wet areas. Tile and shingle roofs are much harder to read from above.
How should I prepare for a thermal imaging inspection?
Leave the wet area as it is and keep your heating or air conditioning running as usual. The camera reads temperature differences, and materials that are still wet give the clearest picture, so don’t run fans on the area beforehand.
