What Roof Waterproofing Involves
Roof waterproofing is one part of our waterproofing work: we repair and seal every part of the roof that water can get through. The work covers:

Flat and Low-Slope Roofs
Flat and low-slope roofs need waterproofing most because they shed water slowly. They’re common on Westside homes and apartment buildings. We seal the whole surface with a membrane or roof coating, tied into reinforced seams and flashing.
Tile Roofs
On a tile roof, the real waterproof layer is the underlayment beneath the tiles. Tile roof leaks usually come from worn underlayment and failed flashing at walls and valleys, not the tiles. Cracked or slipped tiles and trapped debris push more water onto that layer.
Waterproofing vs Replacing the Roof
A roof that’s dry and solid underneath can usually be waterproofed instead of replaced. If the roof deck is soaked or rotted, or the roofing is failing across most of its area, a new coating won’t fix it. Near the coast, salt air corrodes metal flashing faster, so beach-area roofs often need flashing repair first.

The clearest signs are puddles that sit on a flat roof long after rain and a coating that’s cracked, blistered or peeling. Other signs:

Our Roof Waterproofing Process
We inspect the roof, trace the leak, repair the damage, apply the waterproofing system and check the result.
1. Roof Inspection
First comes a close look at the surface, seams, flashing, openings and edges, plus the ceilings and walls below.
2. Finding the Leak
We trace the leak with moisture readings, thermal imaging and, when needed, controlled water testing (priced separately and not credited toward the work). A roof leak often shows up far from where the water enters, because water runs along the roof deck before it drips.
3. Repairs and Preparation
Flashing, seams, damaged roofing and any soaked or rotted roof deck get repaired before waterproofing goes on. Then we clean and dry the roof so the system bonds.
4. Applying the Waterproofing System
We apply a membrane or coating suited to the roof’s type, slope and sun. Flashing, seams and openings get reinforced, since that’s where roofs most often fail.
5. Final Check
Once the system is on, we check the finished roof and the rooms below for moisture, then tell you what upkeep will keep it working.

Water testing isn’t included in inspection prices. When we do the work, the fee for a Basic or Detailed Inspection is credited toward the cost of the work. Multi-Unit / Larger Property Inspection fees and water testing fees are not credited. Your final price comes in a written estimate after the inspection.
