Mold Remediation in West Los Angeles
Absolute Maintenance & Consulting provides mold remediation across Los Angeles, including West Los Angeles, Santa Monica, Beverly Hills, Culver City, Venice, Brentwood, Bel Air, and Pacific Palisades. We contain the affected area, remove the contaminated material, and repair the water source that caused the growth. We are a licensed California contractor, CSLB #998184, IICRC certified #70018676, with over three decades of this work behind us.
Most mold companies stop at the mold. We find and repair the leak behind it, because mold that grows back was never actually remediated.

Mold Remediation
What our professional mold remediation covers
Our remediation work has four parts:
- Containment
- Removal of contaminated material
- Cleaning and treatment of what can be saved
- Repair of the water source feeding the growth
In practice, that means we seal the work area and establish negative air pressure before anything gets cut. Saturated porous material (drywall, insulation, carpet, ceiling tile) comes out rather than getting sprayed and left in place. Framing, studs, and other non-porous surfaces get cleaned and treated. Then we repair the water source and dry the structure back down.
What we do not do is lab testing. We inspect, we identify what is there, and we remediate it. If you need third-party air sampling or clearance documentation for an insurance claim, a legal dispute, or a sale disclosure, hire an independent testing firm. A contractor grading their own work is not worth much to an adjuster, and we would rather tell you that up front.
How much does Mold Remediation Cost?
Mold remediation is priced on how much contaminated material has to come out, how hard it is to reach, and what the water repair involves. Mold behind a finished wall costs more to reach and repair than the same growth in an open attic. We will not quote a number without seeing the property, because a quote given over the phone is a guess.
If we do the repair, your inspection cost goes toward it.

Our Mold Remediation Process
We fix the water source, not just the mold
We are a licensed contractor that handles water leak detection and water damage restoration alongside mold work. The leak, the flashing failure, the foundation seepage, or the HVAC condensation that caused your mold gets located and repaired by the same company, not handed off to someone else and scheduled three weeks out.
We use thermal imaging and moisture mapping to find what a visual walkthrough misses. This matters more than any other part of the job. Remediation that skips the water source fails, and it is the most common reason mold comes back after another company has already been out.
How do we find and remediate the mold?
- Inspection first. We locate the growth and the moisture feeding it. That inspection sets the scope: how far containment needs to go, what is coming out, and what can stay.
- Containment. Barriers go up and negative air pressure is established. We verify containment integrity before demolition starts, not after.
- Removal and cleaning. Saturated porous material is removed and bagged. Salvageable structure gets cleaned and treated.
- Repair and drying. We fix the water source and bring structural moisture and humidity back to normal range.

Here are common spots we've seen mold in West LA
Mold rarely stays where you can see it. It grows in attics, in crawl spaces and basements, behind bathroom tile, inside wall cavities, and in HVAC ductwork, feeding on moisture you may not know is there. We treat the visible patch as a symptom and map outward from it before deciding what gets removed and what gets cleaned.
More on where mold hides in Southern California homes. Two cases have their own handling requirements: black mold and mold in HVAC and air ducts. If the growth followed a fire, see mold after a fire.

Why Choose Absolute Maintenance & Consulting
We follow ANSI/IICRC S520 protocol on every job in Los Angeles, no shortcuts, no self-certified “all clear” claims. Re-occupancy gets verified through independent clearance testing, performed by a third party who has no financial stake in the outcome of our work.
Areas we serve
We cover West Los Angeles, Santa Monica, Beverly Hills, Culver City, Venice, Brentwood, Bel Air, and Pacific Palisades.
Two conditions drive a lot of westside moisture problems. Near the coast, marine layer humidity works into stucco and sealants year round. In the hillside neighborhoods, slope drainage and subterranean seepage push moisture toward foundations and crawl spaces slowly enough to go unnoticed until growth is already established.
We work on residential and commercial property: single-family homes, multi-family buildings, offices, and retail.

Frequently Asked Questions
Do you handle emergency mold removal?
Yes. Active flooding, a live roof leak, or growth that is visibly spreading needs a response measured in days, not weeks. Damp material can start supporting growth within 24 to 48 hours of water intrusion, so the window before contamination sets in is short. Call (310) 678-4345 and tell us it is active.
Do I need an inspection before you can remediate?
Yes. The inspection defines the scope, and without it any quote is a guess. It locates the growth, finds the moisture feeding it, and determines what has to come out versus what can be cleaned. If we do the repair, your inspection cost goes toward it. More on what a mold inspection covers.
Can you provide lab results for my insurance claim?
No. We inspect and remediate; we do not run lab testing. For results that need to hold up with an adjuster or in a dispute, hire an independent testing firm with no stake in the remediation contract. Related: why DIY mold test kits are unreliable.
