Need roof leak repair? We find where the water gets in and fix that spot.

What Roof Leak Repair Covers

Roof leak repair covers flat and low-slope roofs, tile and other pitched roofs, and the flashing and openings where most roof leaks start.

Flat and Low-Slope Roofs

Flat roofs leak at open membrane seams, worn coatings, roof edges and the openings cut for vents and equipment, especially where water ponds after a storm.

Tile and Pitched Roofs

On a tile roof, the tiles shed most of the rain and the underlayment beneath stops the rest. Leaks start when cracked or slipped tiles expose worn underlayment.

Flashing, Skylights and Roof Openings

Flashing seals the joints where a roof meets a wall, chimney, skylight or valley, and it fails as sealant dries out and metal lifts. Skylights and vents also leak around their curbs and seals.

Signs You Need Roof Leak Repair

You need roof leak repair when a stain on a top-floor ceiling grows during rain or water drips inside. Other signs:

  • Water stains near the roofline or around a skylight
  • Damp insulation or a musty smell in the attic
  • Peeling paint or bubbling drywall on top-floor ceilings
  • Cracked or missing tiles, lifted flashing or blistered roofing you can see from outside

A roof leak is an emergency when water is dripping inside, the ceiling sags or water is near lights and outlets. Our guide on when a roof leak is an emergency explains when a leak can wait for a scheduled visit. If the stain sits mid-wall or beside a window, the roof may not be the source; our rain leak repair service finds which part of the building lets rain in.

What to Do While the Roof Is Leaking

Catch the water in a bucket, move furniture and electronics and put down towels. Keep lights and ceiling fans off near a wet ceiling, and stay out from under any spot that sags, because wet drywall can give way. A bucket buys time, not a fix, so call (310) 678-4345.

How Roof Leak Repair Works

Roof leak repair runs in four steps: inspect, trace the leak to its entry point, repair the roof, then dry and restore the damage below.

1. Inspection

We inspect the roof, the attic and the ceiling with an infrared camera and moisture readings to see how far the water spread.

2. Tracing the Leak

We trace the wet pattern back to the entry point, because roof water runs along the underlayment and rafters before it drips. When the source still isn’t clear, we water-test one roof section at a time.

3. Repairing the Roof

The repair matches what failed: new flashing, resealed roof penetrations, repaired membrane seams or reset tiles over new underlayment.

4. Drying and Restoring the Ceiling

We remove wet insulation that can’t be saved, dry the ceiling and framing to normal moisture levels under the IICRC S500 standard, then rebuild the drywall, texture and paint. Our ceiling leak repair page covers that interior work in detail.

How Much Does Roof Leak Repair Cost?

Roof leak repair costs $2,275 to $2,600 for a small project up to 3,000 sq. ft., after an inspection that runs $375 to $775. Larger roofs move into the medium and large ranges:

  • Small project (up to 3,000 sq. ft.): $2,275 to $2,600
  • Medium project (3,000 to 10,000 sq. ft.): $3,000 to $10,000
  • Large project (10,000 to 50,000 sq. ft.): $10,000 to $50,000
Inspection or test Price Credited toward the work?
Basic Inspection (about 15 to 20 minutes, infrared camera) $375 to $575 Yes, when we do the work
Detailed Inspection (up to about 1 hour, one unit up to 3,000 sq. ft.) $575 to $775 Yes, when we do the work
Multi-Unit / Larger Property Inspection (up to 5 units or properties, 3,500 to 10,000 sq. ft.) $975 to $1,500 No
Water intrusion testing $1,275 to $1,850+ No
Complex water testing $1,950 to $2,600+ No

The price moves with the roof’s size, type and height, how many spots have failed, whether water testing is needed, and how much of the ceiling got wet. Inspection prices don’t include water testing. Your written estimate after the inspection sets the final price.

Does Insurance Cover Roof Leak Repair?

Insurance covers roof leak repair when your policy covers the cause, such as a storm tearing off roofing, and usually excludes leaks from age and wear. Our photos, moisture readings and notes on the entry point give your adjuster a clear record.

Call (310) 678-4345 to book a roof leak inspection, or request one online.

Your inspection fee counts toward the work when you hire us.

Repair the Leak or Waterproof the Roof?

Roof leak repair fixes the spot that failed, while roof waterproofing protects the whole roof surface. Repair is enough when one seam, tile or flashing joint is leaking. When the coating or membrane is worn across the whole roof, patches won’t hold, and waterproofing is the lasting fix. We’ll tell you which one your roof needs after the inspection.
