Quick links: Where rain gets in Signs How it works Cost FAQs
Need rain leak repair? We find where the rain gets in and fix it.
Where Rain Gets Into a Building
Rain gets in through the roof, windows and doors, exterior walls, or a deck or balcony. Where the water shows up inside is the first clue to which one.
The Roof
A roof leak usually shows on a top-floor ceiling or near the roofline, often during long or heavy storms. Our roof leak repair service covers finding and fixing it.
Windows and Doors
Window and door leaks show up at the frame: a stain below a window corner, a wet sill or damp carpet inside a door. Wind-driven rain makes them worse. Our window leak repair service handles windows, sliding doors and exterior doors.
Walls and Stucco
Wall leaks show up mid-wall or along baseboards, often with bubbling paint inside and cracked stucco outside.
Decks and Balconies
A stain under a deck or balcony points to that surface, usually a worn coating or a failed joint where the deck meets the wall.
Signs You Have a Rain Leak
You have a rain leak when water or a fresh stain appears inside during or after a storm, then dries out between storms. Other signs:
- The leak starts only once it has rained steadily for hours
- It’s worse when wind blows from one direction
- It comes back after a patch or every rainy season
- A musty smell builds up after storms
What to Do If Rain Is Coming In Now
If rain is coming in now, catch the water, move furniture and electronics away and take photos of where it appears. Keep lights and fans off near a wet ceiling and stay out from under any spot that sags. Then call (310) 678-4345.

How Rain Leak Detection and Repair Works
Rain leak repair runs in four steps: talk through the leak pattern, find the entry point with water testing, repair it, then dry and restore the damage. Our guide on why rain leak detection matters in Los Angeles covers detection in more depth.
1. Talking Through the Pattern
We ask which storms cause the leak, how long into the rain it starts and which way the wind was blowing. The answers tell us where to look first.
2. Rain Leak Detection
We find rain leaks on dry days, using an infrared camera, moisture readings and controlled water testing that recreates rain one section at a time. You don’t have to wait for the next storm.
3. Repairing the Entry Point
We repair what failed: roof flashing or seams, window and door flashing and sealant, stucco cracks, or a deck surface and its joints.
4. Drying and Restoring
We dry the wet framing, insulation and drywall to normal moisture levels under the IICRC S500 standard, then rebuild what came out.
How Much Does Rain Leak Repair Cost?
Rain leak repair costs $2,275 to $2,600 for a small project up to 3,000 sq. ft., after an inspection that runs $375 to $775. Finding a rain leak often takes water testing, which starts at $1,275:
- Small project (up to 3,000 sq. ft.): $2,275 to $2,600
- Medium project (3,000 to 10,000 sq. ft.): $3,000 to $10,000
- Large project (10,000 to 50,000 sq. ft.): $10,000 to $50,000
| Inspection or test | Price | Credited toward the work? |
|---|---|---|
| Basic Inspection (about 15 to 20 minutes, infrared camera) | $375 to $575 | Yes, when we do the work |
| Detailed Inspection (up to about 1 hour, one unit up to 3,000 sq. ft.) | $575 to $775 | Yes, when we do the work |
| Multi-Unit / Larger Property Inspection (up to 5 units or properties, 3,500 to 10,000 sq. ft.) | $975 to $1,500 | No |
| Water intrusion testing | $1,275 to $1,850+ | No |
| Complex water testing | $1,950 to $2,600+ | No |
The price moves with how many areas are suspects, how much testing it takes, the size of the property, and the damage inside. Inspection prices don’t include water testing. Your written estimate after the inspection sets the final price.
Does Insurance Cover Rain Leak Repair?
Insurance covers rain leak repair when your policy covers the cause, such as storm damage to the roof, and many policies exclude leaks from wear, aging or maintenance problems. Our photos and moisture readings show your adjuster where the rain got in and what it damaged.

Rain Leak Repair FAQs
Why does my building only leak in heavy rain?
Some gaps only let water in when there’s a lot of it. Long storms soak stucco and overwhelm worn flashing, and wind pushes rain sideways into joints that stay dry in a light shower. That’s why a leak can skip a few storms and then return.
Can a leak be repaired while it's still raining?
A permanent repair usually waits for dry weather, because sealants, flashing and roof coatings need a dry surface to bond. During the storm, limit the damage inside and note where the water shows up. That record helps us find the entry point later.
How can I prevent rain leaks?
Fix weak spots during the dry months, before the first big storm, since leaks can hide all summer. Waterproofing keeps rain out before it becomes a leak, on roofs, decks, balconies, stucco and foundations.
Can I send photos of the leak?
Yes. Email photos to info@leakmoldrepair.com with your name, property address and a brief description of the problem. Photos taken while the leak is active help most, along with the outside wall, window or roof edge near the damage.
