Moisture Mapping

Moisture Mapping in West Los Angeles

Moisture mapping measures moisture across floors, walls and ceilings and charts the readings on a sketch of the space. It shows how far water spread after a leak or storm, including into areas that look dry, and it tells us when drying is done. Absolute Maintenance & Consulting provides moisture mapping in West Los Angeles, Culver City and nearby communities.

What Moisture Mapping Involves

Moisture mapping is a set of meter readings taken in a pattern across the affected rooms and recorded on a sketch, showing which materials are wet, how wet they are and where the wet area ends. It’s a core part of our water intrusion investigations and of the drying work that follows.

We use pin meters, which read moisture between two small pins, and pinless meters, which read below the surface without leaving a mark. Each reading is compared with the same material in a dry part of the building. The IICRC S500 standard for water damage restoration calls that reference a dry standard, and it becomes the drying goal.

When You Need Moisture Mapping

You need moisture mapping any time water gets into a building and you need to know exactly where it went. Common reasons:

  • A roof, window, wall or deck leak has soaked into the building
  • Storm water came inside
  • Drying is about to start, or you need proof it’s working
  • Walls are about to be closed up or new flooring put down
  • An insurance claim needs a record of the damage

Skipping the map is how wet framing gets sealed behind new drywall, and that’s where mold tends to start. For a claim, the map shows which materials got wet, how far the water spread and how drying progressed, with dates and readings. Coverage decisions belong to your insurer. Our water damage insurance claims support builds on those records.

Our Moisture Mapping Process

We sketch the space, set a dry standard, take readings outward to the edge of the wet area and re-map until everything is dry. The first map takes as long as the wet area demands: a single room goes quickly, and water that crossed several rooms or floors takes longer.

1. Sketch the Space and Set the Dry Standard

We draw the affected rooms and take reference readings in dry material of each type.

2. Take Readings in a Pattern

Readings start at the wettest area and work outward across floors, walls and ceilings. Where readings reach the dry standard, we’ve found the edge of the wet area.

3. Record and Photograph

Each reading goes on the map with its location, material and date, and thermal imaging checks for wet spots between reading points.

4. Re-Map Until Dry

We take new readings at the same points at each drying check. Drying ends when the materials reach the dry standard, not when the surface feels dry. Our guide on how long water damage takes to dry out explains why that varies.

How Much Does Moisture Mapping Cost?

Moisture mapping is done as part of an inspection, which costs $375 to $775 for a single home or unit and $975 to $1,500 for multi-unit or larger properties.

Service Price What it covers Credited toward the work?
Basic Inspection $375 to $575 About 15 to 20 minutes with an infrared camera, priced by size and time Yes
Detailed Inspection $575 to $775 Up to about 1 hour, one household or unit up to 3,000 sq. ft. Yes
Multi-Unit / Larger Property Inspection $975 to $1,500 Up to 5 units or properties, 3,500 to 10,000 sq. ft. No

The price moves with the size of the property and how many rooms, floors and materials the water reached. Water testing isn’t included in inspection prices. When we do the work, the fee for a Basic or Detailed Inspection is credited toward the cost of the work. Multi-Unit / Larger Property Inspection fees and water testing fees are not credited. Drying and restoration, including the follow-up readings, are priced in a written estimate after the inspection.

Services That Build on a Moisture Map

Thermal imaging and forensic leak detection both work from a moisture map. Thermal imaging leak detection scans large areas fast and shows us where readings are needed. When a map raises questions about cause, forensic leak detection turns the readings into a documented finding of where the water came from.

Moisture Mapping FAQs

There’s no single normal number. Wood, drywall and concrete hold different amounts of moisture, and different meters read on different scales. That’s why we compare readings to the same material in a dry part of your home. A reading is normal when it matches that dry reference.

They’re reliable for comparing wet and dry areas of the same material, which is how moisture mapping uses them. Exact numbers are less certain, because readings shift with the material, its temperature and the type of meter. Many readings, a dry reference and a second method like thermal imaging keep the map honest.

Pin meters leave two pinhead-sized holes where the pins go in. Pinless meters read through the surface without leaving a mark, which makes them the better choice on finished floors and cabinets.
