Our Services in Venice

Absolute Maintenance & Consulting provides all seven of its services serving Venice.

Water Damage and Flood Damage Restoration

Our water damage restoration and flood damage restoration work on the low blocks near the canals starts at ground level, where storm water soaks floors and the bottoms of walls first.

Water Intrusion Testing

Our water intrusion testing uses thermal imaging and moisture mapping to find where water gets in: a roof deck, an ocean-facing window, or the joint where a new addition meets an old cottage.

Waterproofing

Our waterproofing work covers ground-floor walls on the canal blocks, roof decks on newer houses and the ocean-facing walls of beachfront buildings.

Stucco Repair

Our stucco repair crews fix cracks on walls that face the beach, where storms push rain and sand hardest against the finish.

Mold Remediation

Mold in Venice usually follows water nobody saw, such as a damp ground-floor wall or a slow leak at an addition. Our mold remediation work starts with a mold inspection that finds the moisture feeding it.

Fire Damage Restoration

On a walk street there is no street in front of the house, so our fire damage restoration crews plan to carry drying equipment and debris in and out on foot.

Commercial Restoration and Waterproofing

Our commercial restoration and waterproofing work serves apartment and condo owners, HOA boards and commercial owners along Ocean Front Walk and Abbot Kinney Boulevard.

Why Venice Homes Take On Water

Venice homes take on water in three local ways: from wet, low ground near the canals, at the joints where new construction meets old cottages, and from storm wind off the beach.

Low Ground Beside the Canals

Homes on the canal blocks take on water from below and at ground level, because they sit on low ground beside tidal water. Abbot Kinney dug the canals in 1905 to carry water off marshland. The six canals that remain still fill and empty with the tide, through sea gates that let water in by way of Ballona Lagoon. Damp soil keeps slabs and the bottoms of walls wet long after a storm, and that is where mold starts. Los Angeles City Planning lists the beach and the canal system among the parts of Venice most vulnerable to sea level rise.

Old Cottages Beside New Builds

On Venice’s small lots, leaks start where new construction meets old. Many older houses in the canal district have been heavily renovated, and many large modern houses have gone up beside them. A second story on a cottage, a roof deck on a new house, a window wall added to an old frame: each one adds a joint that has to shed water. When an addition leaks, the water often shows up in the old part of the house, a room or two away.

Storm Wind on the Beachfront

Buildings along the beach take storm rain sideways. Ocean Front Walk runs about two and a half miles beside the sand, and the buildings facing it have nothing between them and the wind off the water. That wind pushes rain into window frames, door thresholds and wall openings that stay dry in an ordinary rain. Water testing lets us recreate those conditions and prove where the water gets in.

Canal damp, old-meets-new joints, beachfront wind: find which one is letting water into your Venice property.

What Leak Repair and Mold Removal Cost in Venice

An inspection in Venice costs $375 to $1,500, and repairs are priced in a written estimate once we know where the water gets in. Four things move the price in Venice: how many units are involved, how much mold there is, whether a storm-only leak has to be proven, and how much wall or deck needs waterproofing.

Venice job Price
Basic Inspection, one home or unit $375 to $575
Detailed Inspection, one home or unit up to 3,000 sq. ft. $575 to $775
Multi-Unit / Larger Property Inspection, a beachfront apartment or condo building (up to 5 units) $975 to $1,500
Small mold remediation, up to 3,000 sq. ft., containment included $2,275 to $2,900
Water Intrusion Testing, for a leak at an ocean-facing window or door $1,275 to $1,850+
Complex Water Testing $1,950 to $2,600+
Small waterproofing project, such as a roof deck or ground-floor walls (up to 3,000 sq. ft.) $2,275 to $2,600
Medium waterproofing project (3,000 to 10,000 sq. ft.) $3,000 to $10,000

Venice Neighborhoods We Serve

We serve all of Venice, and its neighborhoods differ mostly in how close they sit to the water and how old the houses are.

The Venice Canals

The Venice Canals, a National Register historic district since 1982, have homes facing footpaths along tidal water, with old cottages beside new modern houses.

The Walk Streets

The walk streets, such as Amoroso, Nowita and Crescent Place, are pedestrian-only, so houses face a footpath instead of a street.

The Beachfront

The beachfront along Ocean Front Walk takes storm wind and rain before any other part of Venice.

Oakwood

Oakwood, east of Abbot Kinney Boulevard, grew up in Venice’s first decades, and its older houses now sit beside newer ones.

The Marina Peninsula and the Silver Strand

The Marina Peninsula and the Silver Strand sit on the strip between the ocean and Marina del Rey, north of Ballona Creek.

East of Lincoln Boulevard

East of Lincoln Boulevard is mostly small homes and apartments, out to the Mar Vista line.

The other Westside communities we serve are on our areas we serve page.

Venice FAQs

Yes. Venice Beach is part of Venice, a neighborhood of the City of Los Angeles, and we work throughout it, on the beachfront and inland. If you’re not sure whether we cover your street, call (310) 678-4345 with the address and we’ll tell you.

Mold near the canals usually grows where low, damp ground or storm water keeps floors and lower walls wet. Mold needs a steady moisture source, and wet soil under a slab or against a wall can supply one for months. We find that source with a mold inspection, fix it, and then remove the mold.

It depends on the repair. Venice is part of the City of Los Angeles, so building permits come from the Los Angeles Department of Building and Safety (LADBS). Much of Venice is also in the California Coastal Zone, where some projects need review by Los Angeles City Planning. Ask us at the inspection whether your repair needs either.

A leak that shows up only in big storms usually means wind is pushing rain into an opening that ordinary rain never reaches. On the beachfront, that is often a window frame, a door threshold or the joint where a deck meets the wall. We find the opening and can prove it with water testing before the repair.
