What a Building Envelope Inspection Involves
A building envelope inspection is a close look at everything that separates the inside of a building from the weather, focused on where water can get through. It’s the broadest tool in our water intrusion work.
We check the roof, exterior walls, windows, doors, skylights, decks, balconies and below-grade walls. Just as important are the flashing, sealants, membranes and weather barriers that tie those parts together, because the joints between parts are where water most often gets in. You get findings with photos and moisture readings, ranked by how urgent each one is.
Envelope Inspections for Homes
For one home or unit, a Detailed Inspection covers up to about 3,000 sq. ft. in up to about 1 hour.
Envelope Inspections for Multi-Unit and Commercial Buildings
For apartment buildings, condos, HOA properties and commercial buildings, a Multi-Unit / Larger Property Inspection covers up to 5 units or properties, 3,500 to 10,000 sq. ft. Property managers and HOA boards use the ranked findings to plan maintenance and scope repairs across units. Our commercial leak detection and water intrusion page covers multi-unit investigations in more depth.
When You Need a Building Envelope Inspection

Our Building Envelope Inspection Process
We review the building’s history, inspect outside and in, confirm wet areas, test where needed and rank what we find. A Detailed Inspection takes up to about 1 hour for one home or unit, while multi-unit inspections and any water testing take longer.
1. Review the History
We ask about past leaks, repairs and earlier reports, so we know where to look hardest.
2. Inspect Outside and In
We inspect the roof, walls, openings, decks and grading, then look inside for stains and damp spots below decks, under roof edges and around openings.
3. Thermal Imaging and Moisture Readings
Thermal imaging points to areas that may be wet, and moisture meter readings confirm which ones are.
4. Water Testing Where Needed
We water test the openings and details most likely to leak, including ASTM E1105 water testing for windows, doors, skylights and curtain walls.
5. Findings and Priorities
You get what we found, with photos and readings, ranked by risk, so you know what needs attention now and what can wait.

From Findings to Repairs
Our findings become repair scopes we can carry out ourselves as a licensed contractor. Deck and balcony findings often become balcony waterproofing scopes, where a failed surface or flashing over living space gets replaced before it causes more damage. When a finding needs proof of cause, forensic leak detection documents it in a report used by insurance adjusters, public adjusters and attorneys. Other findings lead to window, wall or roof repairs at the exact spot the inspection flagged.

Building Envelope Inspection FAQs
What is the difference between a building envelope inspection and a home inspection?
A home inspection covers the whole house, mostly by looking. A building envelope inspection focuses only on the outer shell and how water gets through it. It goes deeper, with moisture readings, thermal imaging and water testing when needed, so it can find problems a visual walk-through misses.
Can you inspect the building envelope without removing walls?
Yes. Most of the inspection is non-invasive: visual checks, thermal imaging, moisture readings and water testing. If readings point to hidden damage that can only be confirmed by opening a small area, we explain why before we do it and photograph what we find.
