What Stucco Leak Detection Involves
Stucco leak detection pinpoints the spot where water gets behind the wall before anyone patches anything, because water behind stucco rarely shows up where it got in. It runs down the barrier and around window frames before it stains a wall inside. Patching the nearest crack is a guess.
Thermal Imaging and Moisture Mapping
Thermal imaging and moisture mapping find wet areas behind stucco without opening the wall. Most stucco leaks can be narrowed down this way during an inspection.
Water Testing
Water testing, also called rain leak testing, proves the entry point: we wet one suspected area at a time and watch for water inside. For windows and doors, ASTM E1105 water testing is the field test standard for water getting through windows, curtain walls and doors. When the cause of a leak is disputed, our forensic reports are used by insurance adjusters, public adjusters and attorneys.
Signs You Need Stucco Leak Detection
The clearest sign is a stain or bubbling paint below a window or at the base of an interior wall, especially after rain. You may also notice:
- Damp or swollen baseboards
- A musty smell along one wall
- Dark patches outside that stay damp after the rest of the wall dries
- Stucco that bulges, sounds hollow or feels soft
Water usually gets behind stucco at one of these points:
- Window and door edges, where flashing or sealant has failed
- Roof-to-wall joints
- Balcony and deck connections to the wall
- Holes cut for lights, vents and cables
- The weep screed at the base of the wall, when soil or paving covers it
- Joints where stucco meets wood trim, stone or another material

How We Find Stucco Leaks
We find stucco leaks in five steps: inspect, map the moisture, scan with a thermal camera, water test the likely entry points and write up what we confirmed.
Step 1
We inspect the wall inside and out, including windows, doors, roof lines and the base of the wall, and ask when the stains show up.
Step 2
Moisture meters map where water sits in the wall and how far it has spread.
Step 3
A thermal camera shows wet areas as temperature differences, and moisture readings confirm what it shows. Our thermal imaging leak detection page explains how the camera traces water behind stucco.
Step 4
When readings alone can’t confirm the entry point, water testing does.
Step 5
You get written findings with photos, moisture readings and the confirmed entry points, plus a repair scope.
Opening the wall is rarely needed. If the damage behind the stucco has to be seen or repaired, we tell you where and why before any stucco comes off.
How Much Does Stucco Leak Detection Cost?
Stucco leak detection costs $375 to $775 for an inspection of one home, plus $1,275 to $1,850+ when water testing is needed.
| Service | Price | What it covers |
|---|---|---|
| Basic Inspection | $375 to $575 | About 15 to 20 minutes with an infrared camera; price depends on size and time |
| Detailed Inspection | $575 to $775 | Up to about 1 hour for one home or unit up to 3,000 sq. ft. |
| Multi-Unit / Larger Property Inspection | $975 to $1,500 | Up to 5 units or properties, 3,500 to 10,000 sq. ft. |
| Water Intrusion Testing | $1,275 to $1,850+ | Integrated water testing performed with our crew |
| Complex Water Testing | $1,950 to $2,600+ | More extensive testing, depending on conditions |
Inspection prices depend on the size of the home and the time the investigation takes; water testing depends on how many openings and wall areas need it. The repair is priced separately, in a written estimate, once we know what failed. Many homeowners policies cover sudden damage but exclude leaks that develop slowly, and stucco leaks often build for months before anyone sees them. Our written findings document the cause and extent of the damage for your adjuster.
Water testing isn’t included in inspection prices. When we do the work, the fee for a Basic or Detailed Inspection is credited toward the cost of the work. Multi-Unit / Larger Property Inspection fees and water testing fees are not credited.

Stucco Leak Detection FAQs
Can water seep through stucco?
Yes. Stucco is porous, so it absorbs some water in every rain. The barrier behind it is what keeps water out of the wall. Cracks, failed sealant and gaps around windows and doors let much more water through, and that’s when the barrier gets overwhelmed and leaks start.
What happens if water gets behind stucco?
It soaks the barrier, sheathing and framing behind the wall. Over time that causes rot, mold inside the wall, and stains and peeling paint on the inside. The stucco can look fine while the damage spreads, which is why stains near windows or at the base of walls are worth checking early.
Should I have stucco inspected before buying a house?
It’s worth it for an older stucco home or one with stains, patched cracks or fresh paint on part of a wall. A general home inspection looks at the surface. Moisture mapping and thermal imaging show whether water is already behind the stucco before you commit to the house.
