Our Services in Westwood
Absolute Maintenance & Consulting provides all seven of its services serving Westwood.
Mold Remediation
Mold in a Westwood condo or apartment often starts with water from outside the unit: a window wall, the balcony above or a shared exterior wall. Our mold remediation work contains the area so neighboring units stay clean, removes the mold and fixes the source.
Water Damage Restoration
In a Wilshire condo tower, the wet ceiling can be several floors below the leak. Our water damage restoration work dries every affected unit, then follows the water up to where it got in.
Water Intrusion and Leak Detection
Window walls high on a tower are hard to reach from outside, so our water intrusion work starts inside the unit with thermal imaging and moisture mapping. When a board or insurer needs proof, we use ASTM E1105 water testing.
Waterproofing
Our waterproofing work covers condo balconies and terraces that sit over someone else’s ceiling, and the tile roofs of older Westwood homes.
Stucco Repair
Stucco on Westwood’s older homes and Village buildings tends to crack at arches, trim and parapets. Our stucco repair work closes those cracks before rain gets behind the wall.
Fire and Smoke Damage Restoration
In a high-rise, smoke travels through shared hallways, and the water used on a fire runs down to the floors below. Our fire damage restoration service cleans units that never saw flame and dries the ones underneath.
Commercial Restoration and Waterproofing
Our commercial restoration and waterproofing work serves condo HOA boards, North Village building owners and managers, and the landlords of Village shops and Wilshire office towers.
Why Westwood Buildings Take On Water
Westwood buildings take on water in three local ways: through high-rise window walls and balconies, through unreported leaks in rented apartments, and through tile roofs and stucco nearly a century old.
High-Rise Condos on the Wilshire Corridor
Leaks in Westwood’s condo towers often cross floors, so the owner who finds the stain may not be the one with the problem. Wilshire Boulevard from Westwood Boulevard east to the Beverly Hills line is lined with condominium towers, a run that began with the Wilshire Terrace in 1958. Rain that gets past a window wall, a terrace door or a balcony can travel down through the building before it shows. We trace it floor by floor to the entry point.
Student Apartments in North Village
In North Village, a slow leak can go unreported until it becomes mold. Its blocks between Gayley and Veteran avenues, north of Weyburn, are mostly apartment buildings where many UCLA students live, and renters hold nearly two thirds of Westwood’s housing. A tenant who moves out may never mention a small stain. The next one finds the mold. We inspect across the building and give the owner a written record.
Tile Roofs and Stucco From 1929 On
Westwood’s oldest buildings date from 1929, when the Janss Investment Company opened Westwood Village with a Mediterranean theme of clay tile roofs and stucco, and developed Westwood Hills as part of the same project. Clay tiles can outlast the underlayment beneath them, so a roof that looks fine from the street can still leak. We find the layer that failed and repair it.
Window walls and old tile roofs hide leaks. We trace yours to the entry point.

Westwood FAQs
Water is coming through my ceiling from the condo above. Who fixes it?
That depends on where the water got in and on your building’s CC&Rs, which usually say whether a window wall or balcony is the owner’s or the association’s to repair. We trace the water to its entry point and write up what we find, so you, your neighbor and the HOA board work from the same facts.
Can you remove mold from a Westwood condo without spreading it to other units?
Yes. We set up containment around the affected area and, when the job requires it, run HEPA air scrubbers and negative air machines so spores stay inside the work zone. We also find and fix the water source first, which in a tower is often in a wall, window or unit you don’t control.
Who issues permits for repairs in Westwood?
The Los Angeles Department of Building and Safety (LADBS) does, because Westwood is part of the City of Los Angeles. In a condo tower, work on common areas may also need the HOA’s approval first. Ask us at the inspection whether your repair needs a permit.
