Our Mold Remediation Services

Mold remediation is the containment and removal of mold and the materials it damaged, plus the repair of the moisture problem that let it grow. Mold removal usually means cleaning off the growth you can see. Remediation also deals with the growth you can’t see and the water behind it, which is the part that keeps mold from coming back. More on that in our guide to mold removal vs. remediation.

Mold Inspection

A mold inspection shows where mold is growing, how far the moisture reaches and where the water gets in. It sets the scope, so you only pay to remove what has to go.

Black Mold Remediation

Dark mold on drywall, wood or ceilings usually means the material has stayed wet for a while. Our black mold remediation work removes it under containment and stops the leak that kept it wet.

HVAC and Air Duct Mold Remediation

Mold in ducts or an air handler can spread spores to every room the system serves. Our HVAC and air duct mold remediation service cleans or removes affected duct and air-handler surfaces and fixes the moisture behind them.

Post-Fire Mold Prevention

Firefighting water can leave walls, floors and insulation soaked. Our post-fire mold prevention work dries the structure and removes what can’t be dried in time, before mold gets started.

Commercial and Multi-Unit Properties

We remediate mold in apartment buildings, condos and offices, where the job is as much about tenants and documentation as it is about mold. We trace moisture across units and floors to the true source and keep one written record that owners, HOA boards and insurers can all work from. Our commercial mold remediation page covers how we run these jobs and what they cost.

When to Call a Professional

Call for mold remediation when mold covers more than a small patch, keeps coming back after you clean it, or shows up after a leak, a storm or a fire. The U.S. EPA treats mold covering more than about 10 square feet, or a lot of water damage, as a job for its larger-cleanup guidance. Other signs it’s time to call:

  • A musty smell with no visible growth, often from mold inside a wall, ceiling or attic
  • Stains or growth on a ceiling below a roof, deck or balcony
  • Mold on the wall under a window, or around window frames
  • Dark spots on or around air vents
  • Water that sat for more than 24 to 48 hours after a leak, a storm or firefighting

Seeing these signs? Book mold remediation before it spreads.

Our Mold Remediation Process

We inspect, find the water source, contain the area, remove the mold, fix the source, dry the structure and rebuild, in that order. Timing depends on the size of the area, how much material comes out and how fast the structure dries. You get an expected timeline with your estimate, before any work starts. Our guide to the mold remediation process walks through each stage.

1. Inspection and Moisture Mapping

We inspect the affected area and the rooms around it with moisture readings and thermal imaging. That finds wet materials that look dry, including hidden growth behind walls and ceilings, and sets the size of the job.

2. Finding the Water Source

We trace the moisture to where it gets in: a roof, window, wall, stucco, balcony or foundation. Indoor mold usually starts as water that wasn’t dried in time, so if materials are still wet, our water damage restoration team dries them first.

3. Containment

We seal the work area with plastic sheeting and run HEPA air filtration, plus negative air when the job needs it. Spores stay out of the clean rooms.

4. Removal and Cleaning

We cut out and bag moldy drywall, insulation and carpet pad, then HEPA-vacuum and clean the framing and surfaces that stay. We tell you what has to go and why before we remove it.

5. Source Repair and Drying

We repair the leak and dry the structure to normal moisture levels. Nothing gets closed up until the readings say it’s dry.

6. Rebuild

We put back the drywall, insulation, flooring and paint we removed. Then the room is ready to use again.

How Much Does Mold Remediation Cost?

Mold remediation costs $2,275 to $2,900 for a small project (up to 3,000 sq. ft.), $3,000 to $10,000 for a medium project and $10,000 to $50,000+ for a large one. Project size sets the range, and where the mold is and the equipment the job needs can add to it.

Project Price
Small mold remediation (up to 3,000 sq. ft.) $2,275 to $2,900
Medium mold remediation (3,000 to 10,000 sq. ft.) $3,000 to $10,000
Large mold remediation (10,000 to 50,000 sq. ft.) $10,000 to $50,000+
Attic remediation $2,500 to $5,800
Crawl space remediation $2,850 to $6,800

Homeowners insurance may cover mold that follows a sudden, covered water loss. Many policies treat mold from a slow leak or long-term humidity differently, so check with your agent or adjuster, and see whether homeowners insurance covers mold remediation in California. We document the moisture source, the affected area and the work we do, so your adjuster has what they need.

The small-project price includes the required containment. These cost extra when the job needs them:

  • HEPA air scrubber or negative air machine: $375 per day each (some projects include them)
  • Antimicrobial treatment: $775 to $2,500
  • Containment done on its own for an investigation or other service: $1,850 per containment area

The inspection is priced separately: $375 to $575 for a Basic Inspection or $575 to $775 for a Detailed Inspection. When we do the work, the fee for a Basic or Detailed Inspection is credited toward the cost of the work. Multi-Unit / Larger Property Inspection fees and water testing fees are not credited. Your final price comes in a written estimate after the inspection, and our mold remediation cost guide explains what moves a project up or down the range.

Why Choose Absolute for Mold Remediation?

We fix the leak behind the mold, and a water intrusion specialist leads the work.

We Fix the Source, Not Just the Mold

We find and repair the leak behind the mold. The EPA puts it plainly: clean up mold without fixing the water problem and it will most likely return. Our water leak detection team uses thermal imaging, moisture mapping and other non-invasive testing to find where water enters, and we repair the entry point ourselves.

Led by a Water Intrusion Specialist

Our founder, Cameron Figgins, has more than 30 years of hands-on experience identifying complex water intrusion problems in Southern California homes. On the San Francisco State University dormitory restoration in 2004, he led leak detection, specification development and quality control for a waterproofing system covering 1,125,000 sq. ft. following major mold remediation, and managed daily oversight of the $1.2 million weatherproofing installation.

Your Inspection Fee Goes Toward the Work

When we do the work, the fee for a Basic or Detailed Inspection is credited toward the cost of the work. You don’t pay twice to find out what’s wrong.

Mold Remediation FAQs

Mold itself is rarely an emergency, but the water feeding it can be. If water is still coming in, or you just had a leak or storm, call (310) 678-4345 right away. The EPA advises drying wet materials within 24 to 48 hours to prevent mold growth.

You can often stay home during mold remediation, because containment seals the work area off with plastic sheeting and HEPA air filtration. It depends on where the mold is and how much of the home is affected. We’ll tell you before work starts.

Mold abatement and mold remediation mostly mean the same work: containing the area, removing the growth and the materials it damaged, and cleaning what stays. What matters is whether the job also fixes the moisture source.

Yes, we remediate mold in attics and crawl spaces. Attic mold usually follows a roof leak or damp air the attic can’t vent. Crawl space mold usually follows water getting in along the foundation, and crawl space waterproofing keeps that space dry once the mold is gone.
