What Window Leak Repair Covers
Window leak repair covers the sealant, flashing, weep holes and wall covering around a window. That’s where most window leaks get in, not through the glass.
Sealant Joints
Sealant, or caulk, closes the gap between the window frame and the wall. It shrinks, cracks and pulls away with sun and age, and wind-driven rain gets through the gap.
Flashing Around the Opening
Flashing is the waterproof layer lapped behind the wall covering around a window. Nail-in windows depend on it, while retrofit windows set into an old frame rely more on sealant. Torn flashing lets water in where caulk can’t reach.
Weep Holes at the Bottom of the Frame
Many windows let water out through small weep holes at the bottom of the frame. When dirt or paint clogs them, water backs up and spills over the sill.
Stucco Around the Frame
Failed stucco around the frame is a common entry point. Our stucco repair service fixes the cracks and the paper behind them.
Signs You Need Window Leak Repair
You need window leak repair when water appears at the sill or below a window corner after rain. Watch for:
- Water on the sill or at the bottom of the frame
- Stains, peeling paint or swollen trim under a window
- Damp carpet just inside a sliding door or exterior door
- Leaks that only happen when wind drives rain against one side of the building
If a window is leaking during a storm, towel the sill, keep water off the floor and photograph where it shows up. Then book the repair soon: water that gets past a window soaks the framing below the sill, and a small flashing repair can turn into a wall rebuild.
Seeing these signs? Book window leak repair before water spreads into the wall.
How Window Leak Repair Works
Window leak repair runs in four steps: inspect, water-test the window, repair the layer that failed, then dry and restore the wall.
1. Inspection
We check the damage inside and the window, sealant and wall covering outside, using an infrared camera and moisture readings to see how far water has spread in the wall.
2. Water Testing the Window
We spray one part of the window at a time until the leak shows itself inside. When an insurance adjuster, public adjuster or attorney needs a documented result, our ASTM E1105 water testing provides a standardized field test.
3. Repairing the Entry Point
The fix goes at the layer that failed: reflashing the opening, replacing sealant, clearing clogged weep holes or replacing worn gaskets.
4. Drying and Restoring the Wall
We dry the framing, insulation and drywall below the window under the IICRC S500 standard, then rebuild the drywall, sill and trim. If testing shows the leak starts in the wall rather than the window, our wall leak repair service covers it.
How Much Does Window Leak Repair Cost?
Window leak repair costs $2,275 to $2,600 for a small project up to 3,000 sq. ft., after an inspection that runs $375 to $775. Larger buildings move into the medium and large ranges:
| Inspection or test | Price | Credited toward the work? |
|---|---|---|
| Basic Inspection (about 15 to 20 minutes, infrared camera) | $375 to $575 | Yes, when we do the work |
| Detailed Inspection (up to about 1 hour, one unit up to 3,000 sq. ft.) | $575 to $775 | Yes, when we do the work |
| Water intrusion testing | $1,275 to $1,850+ | No |
| Complex water testing | $1,950 to $2,600+ | No |
- Small project (up to 3,000 sq. ft.): $2,275 to $2,600
- Medium project (3,000 to 10,000 sq. ft.): $3,000 to $10,000
- Large project (10,000 to 50,000 sq. ft.): $10,000 to $50,000
The price moves with how many windows leak, whether new sealant fixes it or the stucco has to open for new flashing, whether water testing is needed, and how much of the wall got wet. Inspection prices don’t include water testing. Your written estimate after the inspection sets the final price.
Does Insurance Cover Window Leak Repair?
Insurance covers window leak repair only when your policy covers the cause, and many policies exclude leaks from worn sealant, aging and poor installation. Our photos and moisture readings document the entry point and the damage. When the cause is disputed, ASTM E1105 testing gives your adjuster a standardized result.

Repair or Replace a Leaking Window?
Most leaking windows can be repaired, because the leak usually comes from the flashing, sealant or wall around the window rather than the window itself. Replacement makes sense when the frame is cracked, the corners have separated or the window has failed in several places. Skip the flashing on a new window and it leaks too. The opening matters as much as the window.

Window Leak Repair FAQs
Can I just recaulk a leaking window?
Only if failed caulk is the actual problem, and often it isn’t. Many window leaks come through flashing behind the wall covering, which caulk can’t reach, and sealing over the outside can trap water in the wall. Our guide to how water gets in around windows and doors explains the common entry points.
Can I send photos of the leaking window?
Yes. Email photos to info@leakmoldrepair.com with your name, property address and a brief description of the problem. Include the stain inside, the window from outside and any cracks or separated caulking around the frame.
