What Wall Leak Repair Covers
Wall leak repair covers the exterior entry points that let water into a wall: stucco cracks, window and door openings, roof-to-wall and deck-to-wall joints, sealant joints, and a stucco base buried by soil or paving.
Stucco Cracks
Stucco cracks are a leading exterior source, but not every crack leaks. Our stucco leak detection service pinpoints which cracks are actually letting water in.
Window and Door Openings
Many wall leaks start at an opening, where failed flashing or sealant lets water into the wall below it. Our window leak repair service covers leaks that come through or around windows and doors.
Roof-to-Wall and Deck-to-Wall Joints
Where a roof or deck meets a wall, the flashing has to turn a corner. When it fails, water runs behind the stucco and down inside the wall.
Sealant Joints and Wall Openings
Vents, exterior lights and other openings cut through the wall leak once the sealant around them dries out and cracks.
A Buried Stucco Base
Stucco has a metal edge at its base, called a weep screed, that lets trapped water out. When soil, mulch or paving buries it, the water stays in the wall.
Signs You Need Wall Leak Repair
You need wall leak repair when stains, bubbling paint or soft drywall show up along an exterior wall, especially after rain. Watch for:
- Water stains or tide lines on the inside face of an exterior wall
- Bubbling or peeling paint and soft or crumbling drywall
- Swollen baseboards or damp carpet along the wall
- A musty smell near the wall after storms
- Cracked stucco or gaps around windows and doors outside
Our guide to signs of water damage in walls shows what each sign looks like and when to act. If you can see the damage but not the source, our water leak detection service traces it through the wall without opening it.

How Wall Leak Repair Works
Wall leak repair runs in four steps: inspect, find the entry point, repair it, then dry and rebuild the wall.
1. Inspection
We check the damage inside and the wall’s outside face, including the stucco, windows, doors and any roof or deck above, with an infrared camera and moisture readings. We also ask when the leak appears and whether it follows rain.
2. Finding the Entry Point
We trace the water to where it gets through the wall. When the source still isn’t clear, we water-test suspect areas one at a time.
3. Repairing the Entry Point
The repair targets what failed: stucco cracks, flashing at openings, roof-to-wall joints or the seals around wall openings. We open only as much wall as the repair needs.
4. Drying and Rebuilding
We dry the framing, sheathing and insulation to normal moisture levels under the IICRC S500 standard before any new drywall goes up, then rebuild and paint.
How Much Does Wall Leak Repair Cost?
Wall leak repair costs $2,275 to $2,600 for a small project up to 3,000 sq. ft., after an inspection that runs $375 to $775. Larger buildings move into the medium and large project ranges:
| Inspection or test | Price | Credited toward the work? |
|---|---|---|
| Basic Inspection (about 15 to 20 minutes, infrared camera) | $375 to $575 | Yes, when we do the work |
| Detailed Inspection (up to about 1 hour, one unit up to 3,000 sq. ft.) | $575 to $775 | Yes, when we do the work |
| Water intrusion testing | $1,275 to $1,850+ | No |
| Complex water testing | $1,950 to $2,600+ | No |
- Small project (up to 3,000 sq. ft.): $2,275 to $2,600
- Medium project (3,000 to 10,000 sq. ft.): $3,000 to $10,000
- Large project (10,000 to 50,000 sq. ft.): $10,000 to $50,000
The price moves with the number of entry points, how much wall has to be opened and patched, whether water testing is needed, and how much of the wall cavity got wet. Inspection prices don’t include water testing. Your written estimate after the inspection sets the final price.
Does Insurance Cover Wall Leak Repair?
Insurance covers wall leak repair only when your policy covers the cause of the leak. Many policies cover sudden, accidental damage but exclude slow leaks, wear and maintenance problems like cracked stucco or failed sealant. Our photos and moisture readings give your adjuster a record of where the water got in.

Wall Leak Repair FAQs
Can you just seal the outside of the wall to stop the leak?
Sometimes, but only after we know where the water gets in. A coating over the stucco won’t fix failed flashing at a window or a deck joint, and sealing a wet wall can trap water that’s already inside. We repair the entry point first and tell you if the wall also needs a protective coating.
Can a wall leak cause mold?
Yes. A wall cavity is dark and holds moisture, which is what mold needs. The U.S. Environmental Protection Agency advises drying wet materials within 24 to 48 hours to prevent mold growth, and a slow wall leak can go unnoticed far longer than that.
Can I send photos of the wall leak?
Yes. Email photos to info@leakmoldrepair.com with your name, property address and a brief description of the problem. Include the damage inside and the outside wall behind it, especially any stucco cracks or gaps where materials meet.
