Santa Monica Loft Leak Repair & Water Intrusion Case Study

The Problem
The homeowner was dealing with water in three separate spots inside their loft. Their best guess was that it was all coming from the roof and the rooftop deck, but guessing isn’t fixing, so they brought us in to investigate and pin down where the water was actually getting in.
What We Found
Inside, the damage was already showing. The ceiling near the stairway entry and the area beside it had started to sag and deform, and the HVAC register showed the clear signs of moisture that’s been sitting for a long time, not a one-time event.
How We Fixed It
Containment
Before any demolition, we sealed off the work areas to keep dust and debris from spreading into the rest of the home:
- Floor and surrounding-surface protection
- Sealed critical-barrier containment
- Zippered access for controlled entry and exit
- HEPA-filtered air-scrubbing equipment
- Controlled demolition of affected materials
We paid extra attention to the areas around the rooftop entry and the office/media wall. Furniture and furnishings, including the vinyl record cabinet, were moved out of the way as needed so we could set up a proper containment zone.
Controlled Demolition and Cavity Inspection
We carefully removed the affected ceiling and wall materials to open up the cavities behind them. This part matters because a stain on the surface rarely tells you how far the moisture has really traveled.
With the cavities exposed, we inspected:
- Interior framing
- Wood substrates
- Concealed moisture damage
- Conditions around penetrations and transitions
- Any signs of microbial growth
- Other issues that simply couldn’t be seen until the walls were open
That way, the remediation dealt with the materials that were actually affected, instead of hiding the problem behind fresh drywall.
Treatment of Affected Wood
The exposed wood got a mechanical cleaning, including wire brushing where it made sense, to strip off surface contamination and deteriorated material. We then treated those surfaces with an appropriate antimicrobial product, following both the project’s remediation requirements and the product directions.
The goal was straightforward: physically remove what was affected, treat what remained, and get the area ready for rebuilding once the source of the water had been corrected.
Correcting the Exterior Sources
HEPA Air Scrubbing
Once the remediation was complete, we ran HEPA air-scrubbing equipment to pull the airborne particulates the work had kicked up. It’s an extra layer of control that keeps the space clean as the job moves from demolition and remediation into rebuilding.
Reconstruction
With the source corrected, we rebuilt the affected areas in full and returned them to turnkey condition.
The Outcome
We found where the water was getting in, corrected the problem areas, and rebuilt everything back to turnkey condition, all in about three weeks. Most importantly, the leaks haven’t come back.
