Common Building Envelope Failures in Los Angeles

Los Angeles construction has specific building envelope vulnerabilities that differ from other regions. The mild climate means builders historically used fewer waterproofing details, assuming rain exposure would be minimal. That assumption fails during atmospheric river events, El Nino seasons, and the increasing frequency of heavy rain storms.

Stucco failures are the most common building envelope issue we find in LA. Stucco is the dominant exterior cladding in Southern California, and it fails in predictable ways: cracks at control joints, missing or improper weep screeds, lack of a drainage plane behind the stucco, and failed integration between stucco and window or door flashings. When stucco fails, water enters the wall cavity and saturates the framing, insulation, and drywall before any visible sign appears on the interior.

Window and door flashing failures are the second most common issue. Many Los Angeles homes, especially those built between 1970 and 2000, lack proper sill pans under windows.
