Moisture mapping is the process of systematically measuring moisture content in building materials at multiple points and recording those readings on a floor plan or diagram. Each reading represents the percentage of moisture in drywall, wood, concrete, or other building materials at that specific location. When plotted on a map, these readings reveal the boundaries of water damage, the direction of moisture migration, and the areas of highest saturation.
At Absolute Maintenance & Consulting, we use two types of moisture meters:
- Pin moisture meters insert two metal probes into the material surface to measure electrical resistance between the pins. Lower resistance means higher moisture content. Pin meters give precise readings at specific depths and are the industry standard for measuring wood framing and drywall.
- Pinless (non-invasive) moisture meters send an electromagnetic signal into the material and measure how the signal returns. Pinless meters scan larger areas quickly without leaving probe holes and can read moisture up to 1.5 inches below the surface. They are ideal for scanning finished surfaces like hardwood floors, painted drywall, and tile backer board.
