Not sure if your problem is something we handle? Send us photos. We can often tell from a few images whether your issue is exterior water intrusion or something that needs a different specialist (like a plumber). This saves you time and money before scheduling an on-site visit.

What to photograph:

• The damage area. Water stains on walls or ceilings, mold growth, peeling paint, bubbling drywall. Include a wide shot and a close-up.
• The exterior above or near the damage. The outside wall, roof edge, windows, or stucco near where the leak shows up inside. This helps us identify possible entry points.
• Any visible cracks or gaps. Stucco cracks, separated caulking around windows, damaged flashing, or gaps where building materials meet.
• The area during or after rain (if possible). Photos taken while the leak is active are extremely helpful for diagnosis.

Email your photos to info@leakmoldrepair.com with your name, property address, and a brief description of the problem. We will review them and get back to you within one business day with our initial assessment and recommendation.

1. Brief phone consultation (5 to 10 minutes). Describe what you are seeing: where the water shows up, when it appears (during rain, after rain, constantly), how long it has been happening. We will ask a few questions to determine whether the problem is likely exterior water intrusion.
2. We will tell you honestly if it is our kind of problem. If it sounds like a plumbing issue, we will say so and recommend you call a plumber first. We do not schedule assessments for problems we cannot solve.
3. Schedule an on-site assessment. If the problem sounds like exterior water intrusion, we schedule a visit. Assessments start at $450 and include thermal imaging, moisture mapping, and a detailed report with findings and repair recommendations.
4. Assessment fee is credited toward your repair. If you hire Absolute Maintenance & Consulting to perform the repair, the $450 assessment fee is credited toward the project cost.
