Same scope, every neighborhood:

Westside
- Beverly Hills Hillside drainage failures and 1920s–1960s stucco envelopes are the two leaks we see most often here. Mid-century post-and-beam homes north of Sunset are particularly vulnerable to wind-driven rain at window flashings. Same-day response inside the 90210.
- Santa Monica Marine layer humidity and coastal salt drive the mold remediation calls in 90402 and 90405. Spanish Revival homes with synthetic stucco overlays are common sources of trapped moisture behind walls. Older condos with single-pane windows fail at the perimeter sealant within 5 to 10 years.
- Brentwood Hillside hydrostatic pressure on basements and below-grade walls is the dominant pattern in 90049. We have worked dozens of homes here with retaining-wall and crawl-space waterproofing failures. The same atmospheric river that floods Brentwood floods Pacific Palisades and Bel Air on the same storm.
- Pacific Palisades Steep grades, ocean exposure, and post-fire restoration are the three things we get called for. After the Palisades fire events, we have specialized in restoring fire-affected building envelopes before re-occupancy. Firefighting water leads to mold within 48 hours if not addressed, and the homes here need both fire and water specialists.
- Venice / Marina del Rey / Mar Vista Flat lot drainage, slab moisture, and chronic crawl-space humidity define 90291 and 90292. Older bungalows with no vapor barrier under the slab are common. Mold remediation calls peak after winter storm cycles.

Central LA & Hollywood
- Hollywood / West Hollywood Recording studios, mixed-use buildings, and historic apartment stock dominate the call mix. - Hollywood Hills Hillside drainage, retaining wall failures, and 1950s–1970s post-and-beam construction with original flashing. The combination of grade, age, and atmospheric river exposure creates patterns we have seen for three decades.

- Studio City Hillside drainage on the south side facing the 101, plus extensive recording studio and entertainment industry work. Mid-century homes with flat-roof additions are common sources of slow-developing roof membrane failure.
- Sherman Oaks Mid-century ranch homes with original flat-roof additions and aging stucco. Mold remediation calls peak January through March after winter rain cycles expose envelope failures that were invisible in the dry months.
- Encino Larger estate homes with complex envelope assemblies. We frequently work on multi-section roof systems and synthetic stucco overlays that have trapped moisture for decades behind the visible surface.

Pasadena & Foothills
- Pasadena Historic Craftsman, Spanish Revival, and mid-century stock. Stucco cracks, century-old window flashing, and chimney leaks are the common entry points. Many homes here predate modern building envelope standards entirely, which makes diagnosis more important than repair speed.
- Glendale Hillside drainage, post-fire restoration in the Verdugo foothills, and aging commercial buildings on Brand Boulevard. The 2025 Eaton and surrounding fires created a wave of post-fire water damage and mold work we are still seeing.

South Bay
- Manhattan Beach Coastal salt corrosion of metal flashing and sand-driven envelope wear. Crawl-space waterproofing is common because the marine layer pushes humidity under elevated foundations year-round.
- Long Beach Mix of mid-century single-family stock and older multi-unit buildings. Common patterns include stucco failure, roof membrane issues, and below-grade moisture in 90803 hillside properties.

What we do not do, regardless of city
We are a water intrusion, restoration, and waterproofing firm. There are a few adjacent services we refer out because doing them well requires a different license or specialization:
- Mold testing and air sampling: We refer to Evergreen Environmental (Eddie, 562-477-8832). They test, we remediate.
- Plumbing leak detection (slab leaks, sonar detection): We refer to specialized plumbing leak detection companies. We handle exterior intrusion only.
If you call us with something we do not do, you will get an honest referral. We would rather send you to the right specialist than try to do work we are not the best at.
Service area FAQ
How fast can you respond in my neighborhood?
We respond same-day across Los Angeles County. For active water damage emergencies, call (310) 678-4345 and we will dispatch as soon as a crew is available. For scheduled inspections, we book in two- to three-hour windows with a 30- to 60-minute heads-up call before arrival.
Do you charge for inspections in [my city]?
Standard inspection is $375 anywhere in our service area. That cost is credited toward your repair work if you hire us. Phone consultations are free.
Do you work on weekends?
Weekday scheduling is standard, Monday through Friday. Saturday service is available case by case for active emergencies. We do not run a full weekend operation.
Do you work for tenants or renters?
Only property owners. We cannot perform repairs on a building without authorization from the owner. If you are a tenant with a water or mold issue, contact your property owner or property manager and have them call us directly.
Do you serve apartments and multi-unit buildings?
Yes, for owners. Single-family and multi-unit pricing differs because of unit count and scope. Standard multi-unit inspections start at $875 for 4 to 8 units and $1,275 for 8 to 12+ units.
